I could probably help here since I recently sold my house privately..
1- The potential buyer can give you the deposit with the title "[your lawyer's name] in trust", you can then give it to your lawyer
2- Once you have an offer, write it down on a draft with some basic info such as buyer/seller name, property address, plan No., inclusions, closing date... and present it to your lawyer, he/she will prepare the formal form, which can then be faxed or brought to the buyer's lawyer.

Here's a sample of the draft worksheet that you can refer to, taken from Grapevine.. Once both parties fill out the form, you can then take it to your lawyer for a formal form, which you then give a copy to the buyer.
