Can anyone help me with the best possible 5-yr fixed mortage rate, or any other mortgage rate options?

Usually ING Direct (http://www.ingdirect.ca/en/mortlp3/), Alterna (http://www.alterna.ca/rates/index.asp?RateType=3), and PC Financial's (http://www.banking.pcfinancial.ca/en_ca/templates/rates/view_all_rates.jsp?referid=sideNav#mortgage) rates are quite good already, and you can use their rate to ask the major bank to match it. Mortgage broker usually can find some slightly lower rates with some small financial institutions but those probably have no "reward program" or "cash back option" or "lump sum payback" option.
