Shopping for a new home? DO YOUR RESEARCH

Shopping is the first, and most critical step in the new home buying process. By knowing what you want, building relationships with those who can help you, and by letting our checklists guide you through the process, your new home shopping experience will be successful. This is also the ideal time to research your builder and to learn about your builder's rating with the Ontario New Home Warranty Program (ONHWP). You can start right here at our Find a Builder feature or by calling our toll free hotline at 1-888-463-6466 to get a builder's Rating for After Sales Service. The checklist below will help ensure that you get the information you need to ask the right questions at the very start of your new home search. This will open the door to the next exciting step, new home buying.

Be sure to take advantage of other free information sources, including our toll free Publications Line at 1-800-668-7504 and our toll free Information Line at 1-800-668-0124. These sources provide further information about warranty coverage as well as some helpful tips for the various stages of the new home buying process.




Shopper's Checklist
Determine your price range and what you can afford by speaking with your financial institution or mortgage lender
Visit several sales sites to help you decide on the features you want
Make a checklist of home features that are important to you
Review new home sections of your local newspapers and real estate publications
Talk to a real estate lawyer
Find your builder's rating. All builders MUST be registered with ONHWP. Visit the builder ratings section of our web site or call our Toll Free Builder Rating for After Sales Service Hotline to verify that the builder you are interested in is, in fact, registered
Visit our web site to find out about past Ernest Assaly Award winners. ONHWP annually presents the highly recognized Ernest Assaly Awards to outstanding builders in various categories
Ask the builder about previous developments. You may want to visit these sites and talk to current homeowners before making final decisions
Inquire about the builder's after sales service policy
To reduce unpleasant surprises, ask questions and discuss details with your builder,
agent and lawyer to find out EXACTLY what is included in the price of the home
Negotiate a convenient and realistic closing date
BEFORE you sign ANYTHING, have your lawyer review it
Condo Shoppers
Ask if the vendor will also be your builder. If not, make sure you check the rating for both the vendor and the builder
Talk to a condominium lawyer
Find out when the builder will begin construction and how long your occupancy and final closing can be delayed

You're ready to buy? GET THE DETAILS

Congratulations, you are well on your way to becoming a new homeowner. To help ensure that this important stage goes smoothly, you should do your homework and pay close attention to detail.

By knowing your options, what to look for and document, and by learning about your responsibilities as purchaser, you will help reduce the risk of "surprise" for you and your builder.

This stage usually involves you, your builder, your real estate agent and your lawyer. Communication within this team should be clear and concise, with all questions answered before signing on the dotted line. Any questions you might have regarding your Pre-Delivery Inspection (PDI), your Certificate of Completion and Possession (CCP), or your builder's after sales service policy and contact person, should be thoroughly explained to you. The CCP is particularly important for noting any pre-possession damages and missing items.

Buyer's Checklist
Document in the Agreement of Purchase and Sale all changes, extras and items that are NOT covered in the purchase price. Also, after you sign the agreement, continue to document additional changes and be sure they are initialled by both you and your builder.

Be certain that all details regarding deposits and delayed closings are documented and agreed upon
Find out from your builder who to contact regarding any unforeseen issues, concerns or pre-occupancy emergencies
Confirm the details concerning your builder's after sales service policy and contact person

Discuss your purchase, in detail, with your lawyer

Plan your move
Condo Buyers
Review your disclosure statement with your lawyer and make sure you know what items are considered part of your unit, and what items are considered part of the common elements
Ask your builder how you should report common element concerns once you take occupancy, before the condominium is registered

Your deposit is protected to a maximum of $20,000 (+ interest on condominiums)

So, you've moved into your brand new home. Now is the time to start enjoying it. This includes getting to know your home's features and mechanics as well as learning about what is required to make sure the settling-in phase is a comfortable one. Be sure to read your Warranty Certificate carefully.

For any finishing work to be done to your home, be certain that you and your builder establish terms and deadlines that work well for everyone.

Keep an open line of communication with your builder regarding issues or questions. Call your local office to assist with any warranty concerns that may arise.
