请问买CONDO和HOUSE的利弊是什么?

我个人觉得HOUSE要花很多时间和金钱去做维护, 所以总觉得CONDO要方便好多. 但别人说CONDO升值得很慢, 是这样吗?
 
另外, 如果说CONDO的冲厕坏了, 交给管理处管就好了吗? 包在每月的管理费里?
 
好话留给别人说,我说说坏处吧。

第一是升值潜力差。前几年房地产市场那么疯,见人那把condo卖掉的也没多捞几个钱。也许我说的是特例,可是一位老realtor也这么说过。

第二是受限制,这是我最不喜欢的了。想改点什么甚至种点什么都得受人管。

第三是condo fee会涨。这事谁都没脾气。这年头,什么不涨?

第四,好处也会是坏处。什么修理都是别人管的,他要是不好好给你管,那还真不如自己管。特别是那些自己能动手的,房子里的一般维护并不是个大的负担。

也许还有第五第六,当然还有一二三四五六项好处:)。楼主在做homework了,祝你好运。

cant make too much noise, you have to be careful about your children.
no yard or garden for you for some fun.
too hot in summer, you have to have air conditioner.

You can build your garden or even patio at your yard and you must be responsible for them.

I was refering condo apartment, you were talking about condo townhouse,
in townhouse, if you wanna have a shed at your yard, you have to get permission from management company. all in all, you have much less freedom to your garden.
 
正是有CONDO的管理, 你不用担心你的邻居会很吵,也不用担心有人种蔬菜, 也不用担心你的邻居不剪草除雪而影响整体小区形象, 进而影响小区的房价.

当然, 你自己也是被限制的, 有利有弊吧.

yes, the assumption is different. If the question is on the difference between Apartment and House, we do need to mention the yard and garden.

you are right that it is necessary to get permission to build the garden and it's not hard, as there is no hurt to management company. The only difference after that is, if you don't maintein the garden and it's getting messy, they will send you letter.

如果收入不能供一套32万的HOUSE,不如先买一套16万的CONDO作过度,原因是:
1. CONDO 可能增值慢,而HOUSE 也许增值快,但一套32万的HOUSE需还贷款的利息是16万CONDO的几倍,因为五年甚至十年,你还贷款只是一小部分,而上面的16万不知要等到多少年后才能开始还,这16万利滚利之后所损失的利息与HOUSE的增值相抵消,甚至有损失.
2. CONDO 的水电气和保险在MAINTENANCE FEE全包,地税也会少很多.
3. 如小孩需要单独留家,住CONDO比HOUSE 安全.
4. 如有风水灾,CONDO比HOUSE坚固.
5. CONDO 不用考虑扫雪,修理房子,对懒人最适合.
6. 二十年以上的CONDO位置一般较好,这就是当时推销CONDO的买点
7. 还完或大部分还了CONDO的贷款后,在来买HOUSE,这时候就会轻松很多

you are right. when you have more rights, you will have some limitations. nothing is absoluate.

the choice you make is depending on what you want.
