2000sqt, the owner is second bought price 200k at year 2000. house built at 1997 price 170k.

there is no upgrade, I don't know how much I should pay.

any suggestion or comments?

2000 SF？ Bedrooms: 4， 好像小了些。$329,000 也好像贵了些。

可以到 CITY HALL (图书馆) 查到 Property 的估价 (交地税用的)。或者直接问卖主！

If it's in Kanata Lake, I think you got a good deal. I know one of our friends just sold their townhouse for $250,000 in this area. BTW, the agent, Ms Joan Smith, usually provides very accurate estimation of the price. That was the reason she was the #1 seller for many years.

that is right. I guess the final deal will be done between 315~325K for this house.

本人有过这样的经历：购得１４年的二层独立房，然后进行适当装修。正面和反面的经验都有。看了一下你的房屋简介，请看以下建议：

１。要价偏高。９７年建２０００英尺的独立房，又没有任何Update，过高要价。

２。一楼二楼都是１０年以前的地毯，要多糟糕有多糟糕；就这一点足以保证这个房子要低于同类的市场价。忠告：既然有能力购买３０万左右的房子，一楼地板是必要的前提。

３。二楼所有房间的颜色过于浓重，如果修改的话，将是大工程（必须先刷Primer盖住很深的颜色）。我曾经粉刷过我家的所有房间，现在是谈刷房色变。

如果是我，我将只看有地板的房子。

查一查同区同类的价格，以便心中有数；如果楼主准备购买，找一个买方agent，让他／她帮你查价格。记住，这种房子一定要狠狠杀价。

是TD BANK介绍的一位越南人AGENT,已经跟他签协议书,不知能不能换.

depends on the location. similar house with backyard connect to golf course could be 20,000$ expensive than not. and basement is finished?

if no backyard to golfcourse, no basement finished, it's little expensive
