刚买了个旧房子,也请了inspector 验房,但这个inspector 也没有看出来,刚住进来,就发现Livenroom的顶被水泡过,手一摸就捅了个洞,当时也请了inspector 验房,但这个inspector 也没有看出来,象这种情况怎么处理呢?
 
能公布inspection的名字吗?
没有经历,应该先问agent/lawyer?

Is it still wet? If it is, there is a leak you should find what is wrong and stop the leak first.
I think there was a leak or overflow at one of the bathrooms. It could happen anytime. There was many days between inspection and closing, wasn't it? It could be at time of inspection, the leak or overflow just wasn't there.
After you stop the leak and let it dry. Dry wall is easy to fix. Most time only need a coat of paint. Sometime you may have to replace a piece, it is also manageable.

我觉得够戗,inspector查完了(虽然他没查出来),你签字了,和前房主还有关系么?还是找律师吧。

能要求原房主修理和赔偿吗?
 
It is not so easy to fix it. To find out the leaking point in the upstairs bathroom, you may need to open up the ceiling of livingroom first, then re-done it after fixing the leak (you may need to re-done the shower/bathtub totally, that would be another $3,000). My friend hired someone do the same job to open up around 2 square feet ceiling of livingromm, cost $1,400. I have almost the same problem now in my house, leaking shower in upstairs bathroomroom and damage the ceiling of downstairs livingroom, and I haven't decided what to do. It makes me really headace. Good luck!

(In addition, if the seller did not use the bathroom for a while before inspection, there was almost no way for the inspector to find out the problem. Feel sorry for your situation).

首先,将楼上的SHOWER 的下水孔重新换过。我的是让修的人用胶封住了。然后,在楼下的CEILING 上开一个孔,把湿透的部分切掉。在里面用螺丝固定上
木板。在找一块和开的孔一样大的DRYWEALL补上(用螺丝固定在木板的露出的部分。然后,挂腻子,砂纸磨,油漆。就完成了。大约20CND。 如果请HANDYMAN 也不会超过100CND。

LZ说的是老房子.新房子的Shower下水孔结构和10年前的不一样了(你只有拆过老房子的才会明白).而且你的情况是已经确定漏在哪里.那一半的工作就不用作了.最困难的是找出漏的地方. 要先把顶棚锯开一块,找不到,继续往大了开.直到找到为止.
其次,Livingroom的顶棚一般不是平的,而是Popcorn的(凸凹不平的).故修好了楼上,也不会仅"挂腻子,砂纸磨,油漆。就完成了"这样简单. 我的朋友14年的房子花了$1400是真事. 哪个Handyman能把我家问题解决,我给他300 CND 我都愿意. :p

浴室里澡盆和墙交接的地方是用硅胶封的.时间久了会脱开要重新刮干净上新的.要是脱开了洗澡淋浴水会顺墙流下去.
要是漏水不是流不停,可排除供水管的问题.水没臭味可排除厕所.
 
一般情况下,供排水泄漏的可能性很小。除了斑竹说的,淋浴水溅到地板上没有及时擦干也是一大原因。停用几天,如果楼下的天花板会干掉,问题就不大。如果真是供排水泄漏,建议更换新系统,因为修好了这里,保不准别的地方也该出问题了。
