选那个房子好？

一个在kanata lake, carriage townhome（就是2个车库连在一起的那种townhouse， 1998年的房子)，end unit, three bedrooms, finished basement。（还没上MLS)

另一个在Katimavik，on quite steet, built in 1982, single house with 4 bedrooms and double car garage. 房子内部需要重新装修一下(windows, furnace and carpet need to be done.)。MLS®: 683927

2个房子的价格一样,都是28万，应该选那个？两个房子的location都很好，房子本生的结构也不错，就是single house needs more update。应该选single house呢， 还是 carriage townhome？

go with that single, the price is right. It wouldn't last for long. The townhome at kanata lake is over priced.

And when you move in , a single with 4 bedroom and double garage is way more comfortable than 3 bedroom townhouse. Let me put this way, 3 bedroom townhome is a step stone for move up. Most people wouldn't stay in it for very long. But a 4 bedroom house could be your home for long time.

You should prepare some cash for upgrade for that single since it is at 25 years almost everything is ready for replace. But the price is already reflected that.

just from long term and history point of view

I think you should choose the most convenience location to you and the total price that suit for you (include renovation). Basic idea is to think about you first then think about resale price.
If you are looking at the Canadian baby boomer, (1947 to 1966 in Canada), how old they are now? That will affect the real estate market. I think middle size of house is good unless you need 4 bedrooms.
Seniors down size from single to small house/townhouse or condo will be popular.

carriage townhome貌似有很多WASTED SPACE....不过是看最近的ORLEANS的MODEL HOME.....28万...SINGLE HOUSE的LOT大小不是差一点点的...喜欢大院子的还是考虑SINGLE吧...而且SINGLE的隔音好很多...

谢谢楼上各位的建议。我最后还是选了kanata lakes的townhome. 原因有3，
1，townhome的房型，装修比起老的single house，更加适合没有孩子的年轻couple；
2，两个人都不是很handy，所以不想给自己找太多的麻烦。买房子是用来享受的，要是老是要考虑renovation，岂不麻烦。找个都升级好的房子，对我们两个懒人来说，比较省事；
3，从房子的位置来说，都差不多，但是个人认为kanata lakes好像跟方便一点，环境也更好一点，离shopping center都是walking distance

single house比起townhouse，升值的潜力更大，而且这个single house的价格也合适，只是觉得不太合适我们。

Where is the hosue located in Kanata Lakes? Just a friendly reminder, be careful with the house right behind Signature Mall in Kanata Lakes.

Since Farmboy moved to that mall, its loading trucks (normally starts working at 5:00am) causes a big concern for some home owners..Local newspaper has reports..

少很多麻烦...而且新房的ISOLATION空间设计都较好????
