已经看好了中意的房子,想在下offer之请,找个买房代理,分析房子的利弊和合理的市场价位,再下正式offer。不知道买房代理收不收commision费,如果要收,收成交价的百分之多少?

let me clear this up:
if you are buying a "second-hand" property on the market, i.e. not from a builder, you have 2 choices: 1, buy without an agent 2, buy with an agent. for both options, you do not pay commission to anyone, since the seller will pay usually 5%-4.5% of the houes value to the listing agent. and in the 2nd option, the listing agent will split part of his commission with your buyer agent, usually half of the total amount of the commission that he/she gets from the seller. note here although you do not pay any commission to anyone, but technically you still pay part of it if not the entire amount since the seller will adjust the listing price arrodingly considering the contribution of commission. i.e.羊毛出在羊身上。that is why for "sell buy owner" properties, the prices is usually deducted by the "commission" amount.
for the 1st option, the listing agnet might offer to be your buyer's agent as well when he/she understands that you do not have any agent since he/she will get the whole amount of the commission stated in the "Listing Agreement" unless when the listing agent signed the "Listing Agreement" with the seller, there are articles prevent dual agency. Dual agency means the listing agent is the buyer agent at same time.
you may buy a house without your buyer agent, as long as you know what you are doing. and you may use that when you trying to cut the price down since if you buy the property without buyer agent or the listing agent is dual agency(represeting you and the seller), he/she will get the whole amount of the commission without spliting with anyone. i.e. he/she gets more anyways.
