关于找Mortgage,有高手说还有很多除了rate之外的很重要的因素,一些概念我不是很明白,这里请教一下。

Penalty for pay-out
For OPEN Mortgage, check with bankers if you need to pay any penalty if you leave by paying out...some products are labeled as 'OPEN' but you need to pay penalty, or extra admin fee, or extra compensation fee on top of discharge fee, which deem the mortgage a CLOSED one actually.
Read the Bank's commitment letter carefully
Read the Mortgage statement carefully
各家银行贷款的成本,利润都差不多,主要是拼服务。

他说的有道理.你的几个疑问是这样的. Pre-payment,你想怎样pay,一个星期,两个星期,半个月还是一个月,最少pay多少,因为通常有最多pay款限制,比如最多100%,如果太少,你有钱也pay不进去,或着罚款,如果太多,假如你家庭有经济困难,你pay不出,就会有问题. Portable,当你卖房子时,可不可以把你的利率转给买房的人,也许那时利率高,如果你的利率好,房子容易卖. Convertable,如果你在同一家银行转不同的mortgage时,没有罚款. assumble,你的条款可以转给下一个人. 半年或月复利,通常fixed是按半年复利报出来,如果其他是月复利,比较利息时,要换成同一时间的才能比较.

最后这句不是很明白:

我们平时说的Primary -1% = 3.75%不是值得年利么?复利是怎么回事儿?能否举个例子?谢谢!!!!

加拿大应该都是半年的,就是说半年的时候要计算一下你的利息,记入你欠的本金,所以,实际的利息比你看到的年利率要高一点点点点。
一年记次利息,就和利率一样。月复利就比半年更高一些。
