If you sign the customer agreement, legally it confirms the agent works for the seller only. You are on your own. The agent is not working for you. You let him keep the buyer side commissions, but he is not working for you, which is perfect for the agent. In other words, you can be screwed but he still collects commission. He really knows what he is doing. If something bad happens, you will have no ground to sue the agent in court. It doesn’t matter how long the period is, 1 minute or 1 year, as long as the transaction takes place.
You can ask to sign the Buyer representation agreement, but I bet your agent will be willing to sign it. The end result will likely to be the same, but he will carry more liabilities to keep the buyer side commission.
