筒子们,再忍忍,不出手买房,金融危机啦。。房价一定要降下来啦。。。。美国发生金融危机啦,出事啦。等着吧房市走软吧,有多少加拿大金融机构投入了雷曼和两方的股票现在还不知道。。。。。雷曼股票从75跌倒不到1元啦。。。。多伦多股市今天全部银行股大泄啦。。。。

LZ的预测可能性不大。
美国次贷危机所引发的金融危机对加拿大房产市场影响不大。以Ottawa为例,其房产绝大部分是居民自住,炒卖的比例很小。
其次,加拿大对Mortgage的控制管理较美国严格,CMHC宣布Mortgage政策变化:
The mortgage market in Canada is changing. In July CMHC announced that they were making some large changes that are in effect October 15th, 2008 regarding a couple of their most popular programs. I read an article this week that explained that something like 60% of Canadians polled did not understand what the changes to the market were and what possible effect they will have. I am going to highlight the two largest changes that have occurred, and explain what the possible impacts of these changes will be.

The two programs that have been cancelled are:

1. Zero Down Mortgages (No Down Payment Mortgages)

2. 40 Year ammortization (40 year mortgages)

再次,Stock, Fund,Bond市场的低迷使更多投资者把资金转向相对稳定和中长期收益的市场,Ottawa的房市属于此类。即便是911之后,Ottawa的房市也是微涨。普遍的预测是Prime Rate将在09年上调,目前是锁定低Mortgage Rate的最佳时机。一般来说,春夏季的房价比秋冬季的要高,等到Prime Rate和房价上调后再去抢入,为时已晚。
