Since my agent could not sell my house and our agreenment expired a couple days ago. Now one of my friends wants to buy my house. Do I need to pay the commission to the agent? How to close the deal with my friend? Do we need any agreenment and any lawyer for either side?

Please advise since time is so limited.

If the contract between you and the agent expired already, I don't think you need to buy that agent unless you re-new it.

-- you don't have to pay the agent, as the agreement expired.
-- your friend will need a lawyer to draft an offer (Agreement of Purchase and Sale)
-- if you are happy with the offer, accept it. then it's a done deal.
-- Then the lawyers for you (seller) and your friend (purchaser) will take care of everything else.

You don't even need a notary to do the transfer, all the paper work can be done by yourself...
