Urbandale model home for sale at kanata lake

Saw this model home(menlo park 3 car garage) for sale at kanata lake:

Any idea about this home? Looks like that has lots of upgrades and never been lived in.

Compare to the new one, same model, $35k different. Yes, the new one is R2000.

Yes, it's for sale by urbandale. Just don't know why urbandale sale this model home right now. It was 2001 built, and other model homes that were built at same year already been sold long time ago.

房型很不错，便宜是因为是8年的房子了，尽管没人住，但如果考虑换屋顶，内外油漆的费用，地板的折旧，价钱也reasonable。另外，从图片上看，这个房子的upgrade好像不多。

If I remember it correctly, this is a three bed room house.

I believe this house does not sell is because it only has three bed rooms even every bed room has it own bathroom. If they put the upper loft to a 4th bed room, The house would gone in a week.

Does 4 bed room real matter if re-sell the house in future?

Don't want to make any big mistake if buy the house.

I think you can try to ask urbandale to close the loft for you and make a bedroom. Then it will be 4 bds with 3 bathroom. It shouldn't be a big issue and it is better to do it before moving in. The house doesn't have a lot upgrades. The front is facing east, back yard faces west. alson Waldon is a main street. Though it hasn't be occupied, it was a sales center and model home for a couple of years. Price is reasonable so far with this size house in this location. I think you still have margin to neogiate with Urbandale. Because they are building new model home in kizell pond. so they want to sell the old one.

4 bedroom is necessary for this size house for re-sale.

This one seems to be a better deal than the model home.

Just saw "sale pending" for the one above, anyway for your reference. I remember a 3 garage menlo park on a big corner lot in Bridlewood try to sell for $580 or 600k in summer 2007, don't know their final sale price. The owner told me they bought the house in 1998/1999 for less than $300k from the builder. Big houses really appreciated a lot in Ottawa.
