Help! Which bank has better mortgage rate now?

I have to renew my mortage next month. Just check with TD, BMO and PC. It seems the rates are not so good as last year. The best closed variable rate is Prime + 0.5%~0.8%, open variable Prime +1%. Fixed rates are pretty high. And it is hard to predict the trend.

Any suggestions?

I think u have to first decide which type of mortgage to get? Like open or closed and for how long. I talked to my banker before christmas and they seems to have pretty good rate for 5yrs closed, BMO. You have to ask them for it, it is not a published rate. I think it is a special at that time which is below 5% something close to that.
