I have visited a few builders' single family model houses, and I noticed some models have two-storey open space in the living area, which I personally liked. I am wondering what everyone thinks of the open space idea. Is it a must have in a single-family home, or is it something to avoid? I would like to hear both point of view.
 
Personal opinion: good looking but not effecient.
 
Higher ceiling is always easier to sell in terms of resale value, it just shows better. Vaulted ceiling/open-to-above Family Room is always a good selling point. Other upgrades such as hardwood flooring, ceramic tiles, vanity set...etc. that can always be added on anytime, but not the high ceiling.
 
open space in family room > in living room > no open space
 
I agree w/ Tina. My house has open space in the family room. Personally I like it. It makes the house looks bigger and nicer. It makes you feel spacious. Especially during christmas, we had the tree that, its like wow, you know what I mean. My house is energy star, so we have no problem heating up the house even w/ that space.
