Why there are two prices: the listing price from the agent is $519,000 (Taxes $4,700.00). But the grapevine price is $465,000 (Taxes: $4500)?

Really? That's a big difference! What's wrong with this seller? Have you contacted him and ask?

I just checked, I think what happen was, the sellers were trying to sell the house themselves on Grapevine originally but couldn't sell it. So they turned to a realtor and have her to list it on MLS, the agent done a proper appraisal of the house value and think it could sell higher considering the house conditions and the neighbourhood...etc. So they listed on MLS at a higher price at $519k on July 2nd. It has recently been reduced to $499k., so I think the sellers is probably stressed and could be quite negotiable on this one. My suggestion is , if you really like this house, try to negotiate a bit on your offer, you'll probably get it for a good price. Regarding the property tax, one is probably based on 2008 and the other is 2009, I'm guessing.

This house is in my neighbourhood. The location is very good. Behind it (south) is the militery base (nothing wrong with it), and they are totally seperated by the fences. The airport is in further, south of militery base. There is no noise at total. The airplane pass over Barhaven. Very convenient to any facilities. In Chinese, "lao zhong qu jing". I moved in last year. The builder price of that open house was about $340 K (basic in 2007). Why the prices are different? I guess, at the beginning the owner tried to sale by himself, and he told me the house price was under valued. They will increase the price when they hands it over to the agent. My house model is different with bigger size. This is one of the site that have increased the highest in price within couple years in Ottawa. I agree the price is still good for now. I guess you can discuss with the owner for lower price without through the agent. I don't know the owner much, they are indians. If you like to know more about the neighbourhood, you can QQ me.
