Townhome: end-unit or not?

Want to buy a new townhome, the end-unit has larger lot with no direct backyard neighbor but at the corner of two streets, it has about 8.5K lot premium, is it worth it? is end-unit easier for resale in general?


Any comment is highly appreciated.
 
Only if there is a particular model you prefer, which can only be built on the end lot, or corner lot. Otherwise, I don't see much difference. Town home is always town home, no matter whether it is end unit or not.

Non-end unit, you may save some heating gas during winter.

An end unit is definitely better. For example, it could be easier for you to remove snow in the winter as you would have a much more space.
 
An end unit is sort of equivalent to a semi-detached. Plus the pros mentioned above, the potential noise comes only from one side.

Thanks for all the replies.

It is a corner lot, so the yard is about 4.5 m wider (with no easement), which is similar to a single house yard. my only concern is that since it is a corner lot with two streets, while one of the streets is a country road (very long street with go through traffic and connect to Terry fox road but not very busy as it is near country side), the builder will put a 7 feet wooden fence for noise and privacy.
so the key question is: is it worth to trade "no backyard & side neighbors + very large yard" with "side with a country road"?.

我想问题是你是不是将来够勤快,big backyard意味着更多的草地要护理,big driveway意味着要扫更多的雪。不过要是我就不选在street corner的房子。想想两条街的traffic,每辆车都要在你家门口停,貌似比较吵。

Yes, because it is now town-home purchase, I can choose among different lots. However, it is a hard choice between the two kinds of lots, each has pros and cons. For myself, I would choose as the privacy (only one side neighbor, no backyard neighbor) and larger yard is a real plus, but considering re-sale value, I am not so sure.

1)
Pros:
corner lot that is end-unit with larger lot (4.4 meter wider), only one side neighbor, no backyard neighbor, which adds lots of privacy.

Cons:
Side with a country road (the road is not too busy, the 7-feet fence provided by builder will provide some privacy and noise though), plus 8.5K lot premium.

2) regular lot that has neighbors at 3 sides, and small yard, but no lot premium

以上是个玩笑。
其实很多情况下,事情都是很难十全十美的,别人也难以代你选择的。还是要看自己更偏爱什么了。

I'd go with an end unit that is nowhere close to or at least not facing toward any intersection.
 
I would highly recomment you to choose an end unit for easier to re-sale and bigger back yard. I used to have a town house in the middle, when my house was on sale, in the meaning time another house in the end unit in the same row was on sale too. The other house was sold so fast and asked higher price. You can plan some bush/tree fence for the privacy.
