Monarch used to have good promotion, but just after July 1, they have lowered the upgrade bonus. They also used to have 3 standard levels (standard, deluxe, luxury) at different price levels (separated by a few thousand $), but now they just offer one level, the deluxe level. I remembered the luxury level used to be a really good deal, with granite countertop, garage door opener included, but now they don't offer this level anymore. I think they are lowering standards to keep price low. I am talking about singles, not sure about towns.
But I have to say their floorplan designs are better than average builders.

Hardwood floor in living, dining, and probably kitchen. This should take up most of the 10,000 bonus. Or you might consider putting smooth ceiling over the entire house (2-4k), upgrading the stairs to hardwood (big item, may cost $7-10k), redesign your kitchen a little bit (such as enlarging the island, extending cabinets & counterspace, upgrade cabinet color, valence lighting). I personally would spend most of my money on the 1st floor, more specifically the kitchen area.

洗手间柜子升级成maple，他家maple柜子很赞。
灯若干，要是自己是handy man，可以只让他们rough in灯的位置，以后自己装pot light，可以节省很多。
二楼railing upgrade，他家不知道为什么，二楼居然设计一个半墙。

基本上就这些了，没upgrade地板，他家地板都是安mirage的，所以巨贵。你要是handy man，就以后自己做。
