Woodroffe estates, stonebridge, half moon bays, chapman mills are good areas. Quick occupancy houses usually close in 4 months (not always), so there is no hurry now if you plan to move in next June. Also quick occupancy might not give you the choice to choose structural things (like moving a wall, enlarging a window, increasing basement height, etc), but you might be able to change colors (depends on the stage of construction).
For non-quick occupancy lots, the construction period is usually 9 month. But you should factor in closing delays, which can range from 1 month to half a year (Mattamy). However, you should include a clause on your contract to say that it is builder's responsibility to pay the HST tax should the builder delay closing. I know Tamarack did this for us.
