各位好;

本人在外地,刚在OTTAWA 找到一份工作, 计划买新房。希望各位大侠 告知 Barrhaven 的房子如何,

我想买4卧室,双车库的房子,MINTO的信誉如何?因为省税合并改革,我希望新房在明年6月底前交付,现在去订房,能做到吗? 此外,Barrhaven 到市区的交通方便吗?

You can buy a MINTO's quick occupied new single house that will be closing before July 2010.
There are some quick occupied new houses available in Barrhaven now.
 
1. 先去银行做pre-approval mortgage,知道你能贷多少钱
2. 去各大builder找quick occupancy house
3. 签字+交deposit
4. 找律师过目合同,还有递交pre-approval letter
5. 去design center做upgrade,选择油漆颜色,柜子造型,颜色等一大堆东西
6. 提早3,4个月去各大银行看看有没有更好的mortgage rate
7. 等着pdi
8. 约律师做title transfer一类的事情
9. 拿钥匙搬家

要记得,builder有可能会delay closing,所以建议不要选择太靠近7月份closing的房子
因为付HST的是purchaser不是builder.
 
Woodroffe estates, stonebridge, half moon bays, chapman mills are good areas. Quick occupancy houses usually close in 4 months (not always), so there is no hurry now if you plan to move in next June. Also quick occupancy might not give you the choice to choose structural things (like moving a wall, enlarging a window, increasing basement height, etc), but you might be able to change colors (depends on the stage of construction).

For non-quick occupancy lots, the construction period is usually 9 month. But you should factor in closing delays, which can range from 1 month to half a year (Mattamy). However, you should include a clause on your contract to say that it is builder's responsibility to pay the HST tax should the builder delay closing. I know Tamarack did this for us.
