Minto vs Tamarack in Barrhaven

We are considering buying the house in Barrhaven, and right now, is comparing the house from Minto and Tamarack.

For the Minto's

For Tamarack:

1) Is there anyone who has bought the house from Tamarack in Half moon bay?

Have you ever worried about the location is too close to the Jockvale river? Is there any risk for the flooding? I know the builder will build a pond over there, which is used for dealing with the flood I guess.

2) Pron/Cons between these two builders.
Right now, Minto's price is more expensive(about 20K more, plus, Minto's standard is lower than Tamarack)

3) Which model would you pick between Minto's Rockcliffe & Riverband?

Appreciate all your comments/suggestions/information.

That 2 sided gas fireplace at Riverband is wicked and I love house with lots of windows.

To me, the design of the main floor of Riverband is sick. I mean great design.
However the second floor of Rockcliffe is just too good to be true.

Can they combine both into one house? I would keen to see that.

我买了tamarack 的 oxford。

买之前，我也比较了minto 和 tamarack。本来特别喜欢minto的rockcliffe，但是后来主要是因为价格原因，以及地理位置的原因，选了tamarack的oxford。

对于你担心的flood，我们刚好喜欢那里的环境，靠近水，公园多。加之有了storm pond，只要满足设计标准，我一点也不担心。

对于价格，我是买定了tamarack的房子后，去了design center 后，才发现tamarack的价格比minto便宜的还要多。
1）tamarack 的 9' ceiling basement 只要 4000， 据我所知，这是所有builder中最便宜的了。minto 至少 8000+，richcraft 要 11000+
2）standard 比较高，upgrade 费用相对而言要少一些。比如说 厨房柜子upgrade到cherry 比其他builder 少很多。厨房换成木地板也是免费的。
3）energy star certified, long term saving


tamarack 的缺点，干活比较慢，好像他们冬天不怎么开工，至少不会打地基。一般的房子都会被delay一个月。

他们冬天也开工和打地基的，至少今年年初我家后面的一排房子都是冬天开始的，现在大多搬进去了。Findlay Creek

是45的lot,以前是50的。说是drive way可以前后放2辆车 （不过我说的是Findly creek，应该都差不多吧）
比较喜欢Tamarack房子间距比minto的大

他们一期的是卖完了。这个月月底开卖二期。
oxford是45尺的。但是你可以放到50尺的地上，价格比其他builder也要便宜一些: (50-45) * 3000 = 15,000。

觉得捡了便宜吗？ MINTO 的corner lot (> 50 feet 且一侧半砖) 才加 $7000!

They barely meet the lowest building code, at least for my house, and a lot of bad wood. Poor craftmanship. I have been sending my complaints to the foreman and sale office and no response. I am not very happy with this builder. What I have heard is that the other builders are no better than Tamarack.

I was rushed to buy my house with Tamarack and did not have time to do very good homework on the builders. I think people who worry about the quality a lot should do some study themself.

Oxford is attractive because to me it is the cheapest model over 3000 sq. ft, with hardwood, energy star included in the price.

建筑商对客户的投诉居然置之不理是很要不得的，我只能说不是所有的建筑商都这样----我最近刚向我的建筑商投诉一件事，结果人家的反应不仅诚恳有效，而且甚至快过我的投诉计划，因为sales office主动帮我提交了投诉。

Monarch的maple也不错，外形比Oxford还好。两个我都很喜欢，有点难选择。我现在的house是minto的，感觉一般。
