CCIE在做一件利人利己的好事. 我也问个问题. 对以下这种情况, 如果你会在那里买房? 买什麽样子的房(single home, townhouse etc.)?

1. 有2岁多点的小孩. 所以希望房子近好的daycare/小学/medi centre/playground 等等
2. 首期 8-10 万, 总预算25万左右
3. 希望房子1600 尺以上.>= 3 房间. 有fenced yard便于小孩玩耍
4. 现在租房

请问:现在是买房的好时机吗? 还是等几个月再买? 25万的预算再有些区(kanata lakes, centerpointe for example) 只能买townhouse, 但在其他区可已买single home. 你会买什麽?理由?

really? 250k can only buy twonhouse in kanata lakes?
I think you can buy at least semi larger than 1800 sq at that price.
 
也可能. 我还没有细查. 但即使都在kanata lakes可能不同的地点价钱也不一样
 
买房跟买车一样都是极个人的事。先看兜里的银子,再看自己的需求。
他人的意见听过则已,不必当真。

里边有价格和房屋类型的比较。要注意的是利息,现在离加拿大央行涨息不远了。到时候你贷的款的利息是要涨得。

仔细算利息这笔帐,这个支出,比你的房价格还要高几乎3倍(若你贷款20-25年的话)。

价格举例:minto 在 kanata 的 townhouse,曼哈顿式的(与其他不同的是楼梯是旋转式的)1780平方尺,折合175平方米左右。要价18-19万加元左右。
地点在:MORGAN'S GRANT, 现在的楼盘还在卖,在SCAMPTON 街上。那里只有一排建好了,后边一排的几家是今年1月完工的。前边一个大空场,还要大兴土木得,就象一个大工地。若是楼市不热了,那里估计要2年-3年左右才能都建好。现在就是一个建筑工地。。。没别的!

去看看吧,但不要相信MINTO的样板间,那里的“漂亮装修“都是为了SALES才做的!

我觉得现在的房市就象2000年初的股市。没有多少理由地抄到极限。离崩盘不太远了。看一看

就知道了。每天都有新列卖房,LIST越来越长。一涨息,房子就更卖不动了。



Housing sales 'solid' last month

Sales of existing homes continued at a brisk pace last month despite record cold temperatures across the region.


The Ottawa Real Estate Board said 946 homes changed hands in February, making for the third busiest February on record in the past 15 years.


However, the tally was down 16 per cent from the record 1,125 homes sold in February 2002.


The resale figures are compiled from the number of listings on the Multiple Listing Service, the universal registry of homes for sale that is used by all realtors.


Kent Browne, president of OREB, said the results were solid considering this winter's record cold temperatures and storms.


Last month was also a sharp rise from the 653 homes that were sold in January.


The average price of a home climbed to $213,033 in February, up almost 10 per cent, or $18,600, from the same month a year ago. Compared to January, the average price was up by more than $1,000.


Browne also said that the real estate board agrees with the forecast by Canada Mortgage and Housing Corp. for about 12,000 sales this year. In 2002, 12,800 homes changed hands. He added that prices should increase two to four per cent this year.

Before the stock market crash, most analysts said that there's still rooms to go up.
 
The housing market might go down a bit, but I don't think it will crash like the stock market. A company might totally disapear. But no matter the market goes, a nice house is a nice house that everybody dreams for. If you are the owner and are not willing to sale it, you don't really care what is the price, it is just a number.

Townhouses in Morgan's Grant are almost sold out, only two models left including Manhaton, single houses beside are almost sold out too, they are constructing in the area, in left, a big area is for the park to be done this summer, and 400 meters far will be a shopping mall, nice place.

不仅仅sold out,这些Townhouse都将在不久的将来,2,3个月内closing,等到夏天,公园造好了,应该是个不错的地方,就是不知道shopping mall什么时候才能建好,没车买东西不方便。
