如题, 在星期一晚上, 拿到了最好利率, (我认为,)谢谢她, 听说她为好几个人做了同样的事, 3.69% VS 4.39% , so happy, i saved a lot, 她是北京来的, 老乡, 谢谢你!:cool::);)
 
why not go for variable?
let's say now the varibale rate is 2%(even less i know somebody has 1.7%).
it may take 5 years to move to 3.69%.
and do you know how much you could save?
anyway only my 2 cents
 
BoC does 8 announcement per year. Assuming it raises 0.25% each time. It will be 2.25%. BoC rate + 2% bank prime rate - varible discount rate(0.4~0.5% atm) next year. Well, of couse rate doesn't go up like that.
 
Historically speaking, varibale rates are better than fixed.

我查过央行rate, 八十年代有一次一年内大飚长,隔几天就涨一次。 希望不再碰到。


银行业也有基本的判断。 我上个月去银行探讨variable转fix, 人家问了我一句后就轰我出门: variable+的可以考虑, variable-的别来捣乱。

do you know even with the fixed ones, the bank could change it if they want. so if the prime jump to 10.25. they will still let you keep 3.69?
when the States is really back to the business then maybe it is a time to think about to get fix rate. again that is my point of view.

Yes, they will still let you keep 3.69, if your fixed rate is also closed.

我的理解是: 固定利率麻烦比较少。 即使prime jump to 10.25, 因为你的3.69是定的,所以月供五年间也是定的。 麻烦只会出在renew并且/或者房价暴跌时。

浮动变数就大了。 以俺的浮动为例,如当前月供500, 480是利息, 当prime上涨至一定程度, 月供不能cover利息部分, 银行就的调整月供。 当jump to 10.25, 月供变为1500时, cost model就会被破坏了。:mad:
 
根据以往的经验,房屋市场会在mortage rate上涨后的短期内有一个小的上扬。那些锁到好的rate的人一定会想法consume了这个rate...卖房的赶快抓紧啊。。。

央行如今也在通胀和加元升值的双重压力下犹疑不决。。。据路边社分析,近期prime出现hike的可能性不大。。。那些跟俺一样享受着1.5% rate的同学们应稍安勿躁。。。
 
Thank you all for the different ideal, 仁者见仁, 智者见智, It's not my first time to buy the house, compare with couple years ago, i used take 5.85%, and then switched toi variable, personally, i still like fixed rate better, i want my mothly payment stays same, but i still appriciated my agent service, much more better than my last experiences in the bank, (it's TD by the way), mine this time is close fixed, actually 个人认为, MORTGAGE 并无好坏,只是是否对你合适, 毕竟每个人的情况不一样. 真是想感谢她.
