why not go for variable?
let's say now the varibale rate is 2%(even less i know somebody has 1.7%).
it may take 5 years to move to 3.69%.
and do you know how much you could save?

现在敢继续拿variable的都在赌, 赌虽然利率上升,但上升幅度不大,速度不快。 银行prime现在是2.25, 要是涨到10.25, variable的就该破产了。 要是赶上美国那样的整体楼价暴跌, 5或6都要出问题。
银行业也有基本的判断。 我上个月去银行探讨variable转fix, 人家问了我一句后就轰我出门: variable+的可以考虑, variable-的别来捣乱。
我的理解是: 固定利率麻烦比较少。 即使prime jump to 10.25, 因为你的3.69是定的,所以月供五年间也是定的。 麻烦只会出在renew并且/或者房价暴跌时。do you know even with the fixed ones, the bank could change it if they want. so if the prime jump to 10.25. they will still let you keep 3.69?
when the States is really back to the business then maybe it is a time to think about to get fix rate. again that is my point of view.
