另一个人买了一个 builder 的房子，但现在他不想要它。我想买这个房子。Builder 可以在购买协议内改变他的名字 to 我的名字。但问题是现在的价格比原购买协议高2W。如果我选择与建筑商close 这个房子，会有什么问题？

I guess the price will be remain unchanged in the purchase agreement. Do I have to pay this extra $20000 to the original buyer in cash without telling the lawyer? Will the 房产证 show the price as original price or the total price I need to pay?

if you pay this $20,000 to the original buyer in cash without telling the lawyer, then the purchase price for you will be the original price and bank will only loan your money based on the original price.
I think the original owner will be at risk if he/she has no legal agreement signed with you.
