the "problems" , as far as I am concerned, are all trivial. She is just fuzzy, trying to show you that your money is worth.
Giving you a couple of examples.
$300,000 Townhome, she suggests the seller to ask for $5,000 Deposit if the buyer has no agent. (usually $4,000)
She suggests that the title searching date should be just 2 weeks before the closing, no early days...
Do these things really matter?
