请教：在grapevine上看上一个房子，自己现在没agent，该怎么办

因为事先没确定要买房子，就随便溜达着看，结果在grapevine上看上一个房子。现在自己没有agent，grapevine上那个人说欢迎agent@2.5%。

如果我找了agent，需要给agent付钱吗？还是agent从卖方那里拿这2.5%。
如果我不找agent，看房子差不多，直接找律师就可以吗。买卖双方需要找同一个律师还是可以找两个律师。

第一次买房，不太明白这些事情，请教一下各位。
也请大家推荐一下买房律师。

Agent的2.5％是卖方出的（但羊毛出在羊身上），是在买方Agent带你买房的前提下，卖主提供给Agent的。你可以不找Agent，可以直接跟卖主谈。因为卖主在房价中考虑了给Agent的费用，你可以问问卖主：是否可以从房价中扣减掉部分Agent费用？因为你没有Agent，是私买。

如果双方谈妥，你就可以找律师了，买卖双方都要找律师。

She is not punctual at delivering documents, nor reasonable with the cost... it costs my friends around 2K.

the "problems" , as far as I am concerned, are all trivial. She is just fuzzy, trying to show you that your money is worth.

$300,000 Townhome, she suggests the seller to ask for $5,000 Deposit if the buyer has no agent. (usually $4,000)

She suggests that the title searching date should be just 2 weeks before the closing, no early days...

Do these things really matter?

she charges me title insurance fee which she said earlier not necessary to buy for new home.
