向银行申请贷款的整个过程,有没有什么隐藏的开支,感谢

我想问问,从向银行申请开始,到CLOSING DAY前,银行有没有什么隐藏的开支事先我不知道?

比如,我贷款二十万,做PRE-APPROVE的时候,就知道,20年贷款期,需要每个月PAMENT银行本金X元,利息Y元

问题是,有别的收费吗?比如保险,手续费等等

我了解的是,如果DOWN PAY少于20%,需要买一个什么保险

可是前面有朋友提到,就算DOWN PAY大于20%,可能银行还要你买个mortgage insurance的,能拒绝这个要求吗?

另外,是不是银行还有什么手续费,申请费的要收?事先我不知道,等到放款了,却发现少了一些。

Down pay 低于20%, 必须买保险。 Down pay 大于20%,可能银行要你买个mortgage life insurance, 你可以拒绝, 但是你最好有自己的life insurance, 其保额至少能cover你的mortgage, 否则有意外发生时, 你的家人又没有偿还能力, 房子将会由银行收走拍卖。 购买自己的life insurance, 及时是term的会比银行的mortgage life insurance 划算。
其他的费用, 有的银行会要你承担property 的评估费, 大约$250, 有些银行要求购买它所要求的title insurance。
 
if down pay is higher than 20%, most time bank will offer the option of mortgage protection plan insurance called MPP, it is the option not obligation, you could say no, just waiver that. and there should be no others fee any more , if you have bought house not from MLS listing, is from private like grapevine, or KJiji, and have 20% or more as downpay, bank will asking do the appraisal, cost from $250-300 plus HST, customer is respond for that cost, if you buy brand new house, some lender will asking appraisal, some lender like scotia bank will do the internal appraisal, and at the fund day, you will find it is deduct from mortgage amount, this fee around $70, it is much more cheaper than the real appraisal fee. Some time bank said we wil care of the appraisal fee, don't believe that, it is always deduct from the mortgage amount at the end, I had this lesson when i purchased my second house.
