[瀚通建筑]

本扩建项目是将一2.5层的SINGLE HOUSE改建为3层的TRIPLEX。含地下室在内总施工面积超过5600尺。包括地基加强修复，更换若干根老旧承重梁，承重墙，重建1、2楼1/4的面积，房间布局由每层2卧室改造为每层4卧2卫，1厨，1洗衣房，1个Furnace room.以及新建第三层。房子以往的房主们进行了三次改造，所以要将前面的所有改造进行统和整理变成一个整体建筑。故项目难度和工作量比新建同面积的全新建筑要大要多。最典型问题例如：上房架的时候由于房屋前面就是电缆，房子纵深又达到40多尺，吊车没有操作角度，所以我们只好自己做了个小型吊车，用于完成房架的安装。下面是房屋改造前和改造后的对比图。更多信息可以联系：TOM 613－882-7588

先从加强修复地基开始

地基是石头磊的，由于以往的扩建为了走管路地基外墙被拆开一个5尺多宽的口子，但是没有进行很好的支撑。

在CRAWL IN SPACE BASEMENT 里面加 一个承重梁。同时加倍 FLOOR JOISTS密度， 由原来的24'' 间距改为 12'' 间距。

拆除一层地面修复地基

remove main floor board,remove floor joists,repair rubble stone foundation all around the main floor.

like most of the old house,the floor not level, also for the water damage on the joists, the structure already not strong enough for supporting. so we demolish all main floor,reinforce the foundation all around with poured concrete and stone.then reinstall new joists and floor.

After over 150 bags (4.5 Ton)of concrete poured into the foundation all around,it's finally strong enough to build floor on that.the picture shows that main floor finished with plumbing and HAVC rough in

30 feet long main load bearing beam was replaced by metal beam

the original build up wood beam which over 120 years old was replaced by metal beam

calculation is right,but how long the history of this house had is not depends the picture,it's depends the records in the city.

I agree with you,i also want tear it down, but if build a new one, the city doesn't allow to build a same size new building,would be much smaller.
