Basically, the room for negotiation is round 3k - 8k. If the price is to high and for long time there is not an offer. The owner has to reduce the price. However, it did not happen on all these three properties.

That's not true. A few months ago, I negotiated one single house with the owner, the price posted is $695k, but I can have it for only $620k, but I eventually denied for some reason. Later on, I found that house was sold out, but the post price is still $695k, so no one knows what's the real deal price.
 
It is for single room, I do not think that the townhouse can have that big room to negotiate. I just want to know the real reason why the house near centrepointe or central park keeps on rising. Is it still reasonable to buy a house(townhouse) there?
 
yes, but there is no big difference between these two locations, and they are all located near downtown.
