我的故事是这样的,我买了一个小TOWNHOUSE,就是签了买卖合同,还没有走MORTGAGE,但是同时看了一个更大的HOUSE,我跟我的AGENT说了,可不可以CHANGE MIND,然后看看那个大房子。如果喜欢的话,我就换那个大房子。AGENT说不行,必须走这个房子。大家有遇到这个情况吗?我的AGENT好像不这么高兴我改主意了。第一次买房子,真的有很多问题。谢谢大家了。
 
买卖双方都同意就没有问题,mutual release嘛.
经纪看着到手的佣金,当然没有动力帮你折腾.
 
agent帮你出的offer应该是具有legal binding的。。

If you decide not to buy the townhouse, you can tell seller you can't get satisfied mortgage, not to fulfill the mortgage condition to let this deal fail through.
 
Normally, buyer would put these conditions in agreement, but did our buyer have done this, or the agreement have already confirmed? Otherwise, our buyer would have to negotiate with the seller for compensation...

If you decide not to buy the townhouse, you can tell seller you can't get satisfied mortgage, not to fulfill the mortgage condition to let this deal fail through.
 
LZ真的是没有经验,这种事去问AGENT不是与虎谋皮吗?不想买就告诉他贷不到款就完了,千万不能告诉他真实理由,这也可以说是潜规则,给自己COOL DOWN的时间。
 
You should talk with a lawyer as soon as possible.

Find a lawyer's contact, call him, and then meet him and show him the contract, ask him to see if you are okay to discontinue the contract. Usually, you will have 10 days to rethink of your contract, called cooling-off days. So ask a Chinese lawyer as soon as possible.

其实5楼说得对,你的conditions没有完全waived,这个deal就不成.
push你的agent搞个mutual release保险一些.它也不想你不买房的.
不用找律师,没用.
 
拒绝给银行相应工资证明,fail to get a mortgage, 你的和同会被自动终止。没有任何罚金。然后同时再换agent.
