地下室渗水，怎么修？

I just bought this old house last summer. All the summer it is good. this morning I found water on the basement floor, around the crack of the concrete floor of the laundry room. But the wall is dry. And there are water under the carpet of basement bedroom.

1. Should house insurance cover this leaking and repair cost?

Any experience or idea how to deal with this problem?

Buy calking from homedepot and seal the crack first, see what gonna be happened. Insurance for basement will have to deal with too many things, why do not you go something simple first.

If the water is not from the broken drain pipe, it will be a big work to fix it.

Water coming from many place, cracks, don't know how to stop it.
I contacted my buying agent, he said call insurance.
TD insurance would not cover it, even though they asked many questions when I call them.
I contacted my agent again, to discuss the expense to fix this problem, he reply, call you lawyer.
My buying lawyer said there is no way to claim again the seller as it is not a new house.
The inspector said many reasons may lead to the crack and the white stuff around the crack, so, he did not mention the risk of foundation leaking risk in his report.

A very expensive lesson, if you cannot meet a good agent, a good inspector, and a good seller.

还是要找专业的修Foundation的公司来修。他们一般保20-30年，也有终生的。 价格大概最低在500刀一条大裂缝。我几年前卖旧房时找他们修过，不过已记不得公司的名字了。黄页上找一下吧。这个不建议自己干。

验房师就赔个退回验房收费而已。
找家好师傅看看，估个价，如果你自己觉得claking没用。
白白的那个是潮湿水分长的，有些公司做墙的injection，补上就是。地面嘛？
地下室很多细微裂痕。
告前房主，要证明之前发生漏水事故，而且对方签的信息说明里没注明漏过水。
既然是洗衣房内，先看下是否洗衣下水堵塞。
房外看看，地势走势怎样，排水管是否通畅，房子的海拔，不行就装排水泵。

最后不想折腾，就卖吧

I found a neighbor just did this kind of project last Month. So I asked for some information. She told she had the leaking in Feb, then she asked a foundation company to fix it. They only did around one side wall, and inside sump pump. The fee was around 22K.

房外看看，地势走势怎样. Many people suggested this. I am working on it. I spend one day to dig around the wall in the back yard, bought pipe and gravel from Home depot, trying to build a drain pipe, or French pipe.

最后不想折腾，就卖吧. I just bought it last year. If I am trying to sell it, any buyer will doubt the reason, and the market is not good, I may suffer a lot. so, the only choice for me is 折腾. Landscaping, Weeing tile.

Good news is that, after three day leaking, finally the water seems gone. Now rain is coming, I just pray no more water come.

如果是你房子地势低，而且化雪开春下雨会出现这样的事，那就装sump pump，你邻居已经装了，也许是因为那区地下水位的事。选在最低处装。
把外墙掩土挖开做防水，那是贵啊。不行你先试试，请人做几百刀的从内做的injection，取决于长度，宽度。
房外的地基引流槽，如果你最后得找人做外墙的防水层，挖开时一起做。
原来有人探讨过挖开土，再回填，对地基墙，卸压增压的cycle对地基的影响。如果你动手好，又有业内经验自己做也行。不然就先尽量找到合适的师傅来修。
现在是确认水是地下水从裂缝漏进来了？已装修的地毯估计要拆掉看清楚了。

Yes, most part leaking stop, only some water can be seen from the crack.

There are still water in the foam of carpet base. Will remove all carpet to check.

地下室漏水很麻烦，injection可能解决不了问题，即使堵住了一条裂缝也会从其它裂缝里再渗水。
根本的解决问题办法是降低地下水位，室外围绕基础加draining pipe，同时室内挖集水坑水泵排水。

Yes, the water is clear. the water is very low. I will remove the carpet.
I tender to put tile floor, then redo the weeping tile around the wall.
It is very expensive to hire a plumber. I have no experience for this at all.

ok, 第一件事情是找源头，看水从哪里来。 顺着你说的地上的crack, 看看是不是一直延伸到墙。 如果墙上有缝隙，确认水是不是从那里渗过来。确认的方法是water test. 用水管在外墙同样的位置缝隙处换角度浇水。

如果就是这个缝隙漏水，转到下面第2步; 如果不是这个缝，继续找源头，另一个可能的地方是sill plate 和foundation 连接的地方，还是water test, 哪里漏堵哪里，这里转第三步；

第2步： 找人修，比如Ottawa structural, 请他们报价 for injection repair. 或者找别的专业公司报价。

第3步： calking the gap between sill plate and foundation from interior and exterior.

如果以上3步没找到解决方案，直接进入第2步，让他们找，并修。

渗水不解决，铺砖有何用，那层还是不能用，另外水泥也不是用来防水的。
找地基公司来修。水管工修管道漏水，管道堵塞倒灌水，马桶，卫生间，通管道等，既然是清的地下水上涌。
家里没有水压下降的情况吧，没有边上的邻居垫高的事吧
