房子终于卖掉了,终于结束了被不良租客/买主欺骗讹诈的日子

楼上的兄弟,如果住户不交房租,你要是把东西扔大街上,租户可以叫警察的,在加拿大,如果住户不交房租,你不可以换钥匙,不可停电停水停暖气,可以说什么都不能做,只能上庭赶租户走,或着要钱。如果租户被你赶走了,但欠的钱没给,你还要拿着 landlord and tanent baord 的判决书,再到small claim 法庭上要,如果你不知道这住户搬到哪里了,那你就认了吧,能把他赶走就已谢天谢地了。


最怕这种半懂不懂的:D

租户叫警察的没有用的,这是民事不是刑事。 租户想赢还得打官司,但是打官司他肯定输。 我朋友已经做过了的事。你是道听途说,是吧?

租户是可以叫警察, 但是警察管不了这事。 要是多叫几次警察,警察就把叫的人抓了。 这事真这么难明白吗?
 
This is why credit check and reference check are very important! Those with bad credit will likely stay away when they know you will do credit check on them.

你可能还停在国内的想法,不要以为合情合理的事情就一定合法。如果租户叫了警察,警察一定会让租户继续住,而且给你房东警告,要你房东按法律程序走,把租户的东西往外搬,在加拿大只有sheriff 才可以。

难道就不能在LEASE上写上“不交租金的,OWNER有催租证据则2周后租户丧失承租权,业主有权清户,并保留追讨清户前租金、物业损毁的权利等”等保护出租户的书面约定?

不能答应这个约定的宁愿不租,这样信用调查也可以省,顶多损失几个星期的房租,也能省打官司耗费纳税人的钱,减少政府赤字。

Landlords are calling for tougher enforcement after being taken for thousands of dollars by “professional” scam-artist tenants who never pay rent and work the system to delay eviction.

“They are in your house — and you know they are taking advantage of you," said Margarita Loyola, of Victoria, B.C. "You are powerless and there’s nothing you can do.”

Loyola said she is out $20,000 in lost rent, legal fees and clean-up costs after renting to a tenant who has moved from home to home in Victoria without paying, for months on end.

“They left so much garbage and junk. It cost me $1,200 and two full dump trucks just to get rid of what they left behind,” Loyola said.

anything in the lease that is against ontario landlord and tenant act, will be override by the landlord and tenant act. landlord and tenant act doesn't apply to the case that landlord and tenant sharing common area (e.g. kitchen, living room etc.) in that case, landlord can kick out a tenant whenever the landlord wants. for other cases, landlord has to go through the formal procedure. if 石头's friend encountered with a so called "professional tenant", he or she could be in big trouble, much more than "not receiving a few months' of rent". :D

呵呵,你 可以在房约上爱写什么都可以,但只对君子,不对小人有效,遇上烂人,你打不得骂不得,人家说了,没钱就两字,你有啥招?不交租金的,landlord and tanent board 都有相应的法律程序走,最好看看这上怎么说

国内有押金, 这里没有押金吗?压三个月的钱, 如果不交, 花三个月的来处理这类顽症总够了吧?

事实情况真是这样,虽然每个房主不一定都能遇上这样的极品租户,碰到个一般的,也可以让你损失上千,但你应该很庆幸了
