我邻居低价放盘,价格太低了

怎么都是哀声一片啊?我同学挂牌当天就以比叫价高5千的价钱成交了,面上比4年前买的时候长了60K。

当然,除了后院是公园外,朋友还说运气好,赶上有钱的“钢需”了。
后院是公园肯定好卖,privacy.同样的房子,同样价钱,后院是公园肯定出手相对快。
 
市场真那么弱?怎么见BUILDER连UPGRADE 钱都舍不得给了。 还以为最近市场牛的BUILDER都懒得促销了呢。
 
condo跌幅也就这么多,但出租很容易,不像house又跌又难以出租,空几个月的投资者很多。
我那邻居就是前面一个租客走后,索性挂牌sell or rent,有了租客,人就不卖了。

condo虽然容易出租,但回报不如house。扣除巨额的condo fee,所得比house少。很多人买condo作为投资是因为前几年condo涨幅比house大。一旦房价下跌,condo拥有者很尴尬的。尤其是现在正在建造中的condo,比如lisgar街上的那个楼,我记得售价特别高。但当时大家都看涨condo,所以卖得似乎也快。可是最近几个月市场上较新的condo价格一再下跌,我不再看好lisgar的那个。
 
mimi_ge股市上佩服,房市上也许让低放盘价给一时气糊涂了.

要看最后成交价,故意放低放盘价是最近几年使用的一种吸引买家竞价的销售策略。

村子总体上讲没跌6%那么惨,周边偏远的估计是没涨而已 . location是一个重要因素,交通便利易出租的还升了呢。

大多大温nb也不是一年两年了, 人家那地儿每天有多少new comers,村子里两三月的总合也比上人家一天的数量。

下面的图也许能说明点问题,Ottawa统计数据是所有房型的综合数据,也就是说如果是地点好的single 有可能在线的上方 地点偏远的town house or apt. 有可能在线的方.

要说惨,Montreal 更惨,快成平线了。:)

还有Edmonton, Calgary,如果是2007 高峰买的房,被套牢6年,Calgary 刚解套,Edmonton 继续被套.

怎么房价真的跌了吗?我怎么看到Kanata lakes那一块有条街同样的房子比去年价钱高出了差不多100k呢,不过好几个月了还没卖出去。

It's trick for a reason? (maybe other houses were taken down from market and do the same so people don't know what is really going on?)

MLS: 872978 was changed to MLS®: 883019 recently, which coincided to this new round of price drop?

很正常,至少5percent的跌幅相比于去年。
 
我邻居为了吸引买家,居然要重做landscape和seal driveway,疯了
 
就握村这地方,这人口。。。。房子还这个价钱。。。才叫疯了
