另外再签个合同,如果租3年,走的时候,不需要恢复颜色,3年以下,需要恢复颜色。
 
很简单: 对方不答应恢复颜色就直接拒绝不要租。

I just guess, this is reasonable to re-paint to original color. If she deny your request, she might, already made decision to move out. So, even you allow she to paint in blue, with your cost to re-paint to original color, she probally raise other unreasonable request.

她还没有搬进去呢,lease是从4月1日开始,房间钥匙早给了她们,但她们没有及时向condo company requerst fobs for building entrance, even though I remined them many times, 今天她们才能拿到fobs for building,所以不大可能已经做出搬出的决定。lease 虽然已经开始,因为要准备期末考试,她们在4月底或5月1日才搬进去。谢谢!

Simply just say NO as anything must ask for before signing the lease, even thought they can paint after move in.
normally, price for painting, $1.5-2 per sqft, one coating, footing and ceiling cost other $1.5-2 per sqft. it cost a lot money for re-panting, be careful.

Can I ask for a deposit of $2000 in case they don't restore to original colour before moving out? Is it reasonable? Thanks a lot.
