PHOENIX 的房子LOT 大， 房价相对低一些， 室内设计比较好， 用花岗岩台面。
但是， 他们的外墙全是VINYL的， 半砖墙和全砖墙都属于升级， 内部所有水管也都是塑料的， 外墙保温层和房顶都用最低规格， 所有窗子都是用最便宜的上下拉的那种。 总之， 能省就省， 很CHEAP。
还有一条， 你要事先把想要的升级项目的估价了解清楚， 然后把它们全写在合同书上。 销售员会建议你先在合同书（CONDITIONAL OFFER）上签名， 然后去DESIGN CENTER 问 UPGRADE， 但那时已太晚了， 有点象打死狗问价了。 有个朋友曾在 PHOENIX 买房， 签合同前销售员说某项升级的报价是２千 （但没有写在合同里）， 到了DESIGN CENTER就成了３千 。

The interior finishing for PHOENIX is relatively poor. At least for these couples of years. Back to 2000 and 2001, it is still OK, comparing to Minto and other builders. For examples, their trim/caulking/painting is rough. We did renovations for some of the new homes. There are so many detail defects. However, home owner may miss those defects if they don't exam carefully.

我只能说Phoenix的房子只是价格上吸引，售后服务和质量都很让人失望。除非standard就能满足你的要求，而且你对细节不介意。拿我们的房子举例吧，里面的装饰柱子，只涂了粗糙的prime；upgrade的木楼梯和地板，半墙之间都是缝隙；厨房里面的upgrade全部miss掉，已经搬进来2个月了，还没有一个完整的厨房和powder room (countertop missing)；工程进行到一半的时候发现我们交了钱的在ERV rough in被cancelled了，我们作为customers竟然都没有被通知这个cancellation, 和为什么；邻居们都有天花板漏水的问题；超西北的房间巨冷，暖气管的设计非常匪夷所思... 就不一一列举了。

而且，你把这些问题交到总公司里面，不会有人理会你。。。以过来人的经验，实在不推荐。希望能帮助你下决定吧。

You can go to Brookside to see for yourself. There are 6 builders in Brookside, one of them is Phoenix Homes. It's very easy to identify their products: when you see a section of homes that look like low income community, they're Phoenix!

I brought from Garand, so far I don't have any big issue. They just came to check my hardwood floor because I reported that there is a foot print in the finish, plus some other minor things. They decided to re-do the finish for the whole floor.
