Hold. If the price drop, you will not only lose money

on the old house. You may also see price drop in the new house. The house price will drop in next year or two. The sales person will always say the price will go up. The employment market is not bright in Ottawa. Government may also run a deficit. There will be pressure for government to reduce head count also.

Look Canadian stock market, analysts said we were in super commodity cycle.That was before August. In just 2 months, it is down 40%. There is nothing that could not drop if it is super-hyped.:flaming:
 
We bought Urdandale's new home too and are facing the same thing as LZ. Sales person Debbie is very pushy. She said Urbandale can still build and sell the new homes without the permit. It doesn't sound right to us. We are thinking about pulling out from this contract.

can Urbandale still build and sell the new homes without the permit? why? if it's true, what did they try to get permet for? why didn't they just go ahead to build houses? you should ask her what's the meaning of 'permit'.

the builder can build the house anyway, but if they can't get the registration, they can't closing. so some builders delayed closing date for 1 year.

You'd better make 100% sure about this, and don't count on my word.

Without the registration permit, the builder can certainly sell (like Mattemy did in Fairwinds, there is a customer group on facebook to lobby this), but they cannot start to build.

Actually registration permit is one thing, building permit is another thing . Without registration permit, there is no way for the builder to get city's building permit.
 
请问楼主和情况类似的朋友,URBNADALE告诉你们CITY没有给它发PERMIT的原因了吗。最近KANATA和STITTSVILLE很多BUILDERs的PERMIT都被HOLD或延迟了,刚开始还有原因,什么FLOOD-RISK呀,等等。现在URBANDALE在KIZELL-POND又是什么原因给HOLD住了呢。
在大家一致唱衰房市的时候,我怎么感觉这是CITY调节市场的一个STRATEGY呢?不知对不对啊。

如果对自己对生活有信心,就买房,早买早享受,人生苦短,守着家人爱人时,不享受当前,谁知道明天是什么?
如果信心不足,性格偏忧虑,那就最好不买房,房子是用来享受的,如果买了房提心吊胆,不敢开暖气,不敢用空调,那不如租房省心。

其实,如果买房是住,涨跌有什么关系?跌了更好,少交地产税,遗憾的是十多年来,老夫每年都要多交

经济衰退才刚开始,房价下降的空间还很大,减息的机会也很大,想买房的朋友还是耐心等等吧。
 
Many tech-companies in Ottawa depend on the Government's contracts. When the government's budget is tight, government will firstly cut such projects which are usually outsourced to these tech-companies. then many companies will have to lay off people. What is the option for people to sell the house? Reducing the price, especially in the current situation when most people are waiting for more price cut.

Anyway, waiting for at least 6 months will not be a bad decision.

My company had a layoff 1 month ago, also 20%. And I know many companies have already laid off people recently. I will be very surprised if someone told me the housing price will NOT drop.
