明后年打算买房子的话岂不是很亏?无奈了.............
 
- A new rebate will be extended to homebuyers to ensure that new homes valued under $400,000 are not subject to additional tax burden. Above that value, the rebates will be phased out, and they will be eliminated altogether on homes valued at more than $500,000. Resale homes will not be subject to the single sales tax.

Ontario Budget 2009

- Under the new Ontario Sales Tax Transition Benefit, $300 will go to single Ontarians earning less than $80,000 per year, and $1,000 will go to eligible households earning less than $160,000 per year. The total will be spread out in three payments, with cheques going out in June 2010, December 2010, and June 2011.

so if you buy a house today for 400,000 + 13% tax, and sell it tomorrow for 400,000, you will lose 13% of tax?
 
Based on federal statistics for 2008, Collins-Williams said 22.7 per cent of new homes in Ontario sold for over $500,000, approximately the same number cost between $400,000 and $500,000, and slightly more than half were under $400,000.

这篇CBC报道说,在安省,5分之一强的新建房屋售价50万加元以上(尤其在多伦多地区),另外5分之一新房在40-50万之间,要涨点税。那么60%以下的新房低于40万(能保持几年?),不涨税。看来以后建房商会盖更多的小尺寸的,40万以下的新房(会有很多房叫价$399,999.99)。这倒是符合环保节能原则。

如果二手房真的不收HST,那么可以预见,50万以上的二手房市场会火起来。倒腾二手房的人也会增多。同学们,+油。:)

短期看来可能会刺激新房销售,又有如此之低的MORTGAGE,最近几个月估计大家都会抢着买新房。然后新房低迷一段时间,等明年七月一日后,新房大副提税后,短期内又可能反过来刺激旧房的销售。
但长期看来这种税率会大大抑制房屋销售的,不论新房旧房。

还有,回复“LUNGAO”,是“房市”,不是“房事”。两者也太不沾边了。

2。借债但无破产之忧者
好像这两类人并不多!

My understanding is that there is no value added in a transaction of a resale house itself, so no 8% or 13% HST should be charged (since HST is a kind of value-added tax system, i.e. only new products with value added should be taxed). Of course, all services will be taxed, such as legal fees, agent commissions, etc. Somebody please correct me, if I am wrong (someone might need to sell a house this year if the 13% chared on the resale house). Thanks.

You are right. HST only applies to the new house (above certain amount). In additon, you don't need to worry about tax when selling the house anyway. It is buyer's pain...

Actually, even today we pay part of the PST for new house, not full 8% though. If you go though Tax Adjustment from your lawyer when new hosue closes, you would know what I mean.
 
Too bad, everything will be at 13% tax.

I will not vote for this Liberal goverment in next election.

多伦多信息港(记者彭琳报道):安省2009年预算案中已经宣布消费税的合并,这意味着住房成本的大幅上涨。那么,哪些人受创最严重?他们又将承担多少新成本呢?
价格低于40万元的住房将缴纳合并后的新税,但是会得到一部分减免;价格在40万元至50万元之间的新房得到的减免较之要少;价格超过50万元的,不会得到丝毫减免。
分析师称,根据房屋所在的地点,购房成本将增加1.2万元至4.7万元不等,甚至超过去年土地转让税所带来的新成本。
多伦多房产局(Toronto Real Estate Board)的Van Palmer指出,购房者在买房时不要犯错,要意识到税收增加的现实。
如果购买转售房,支付的税收将更多,因为帮助购房的中间人也必须开始收取省消费税(PST)。另外,保险金、房产税,以及产权保险费等也会随着消费税的合并而增加。
开发商称,如今经济衰退,不是引进新税的时候。Dunpar Developments的Julian Di Ciano提醒,建筑业将因此受到重创。他说,“大多伦多地区直接与建筑有关的工作岗位高达32.5万个,合税后很可能将减半。”
合税对购房者来说是坏消息,对租房者来说同样是坏消息。某些人士预计,房东将把增加的新成本转嫁给租客。

这不新出台了个政策嘛,我刚找到工作,1年都没干满,还想明后年买房子,所有事情都得自己搞定,父母也没有资金扶助,我自然很关注这个新税种的事情了:lol:
