[问题] 如何与MINTO等builder讲价？请指教

minto从不二价。买minto房就要做好一切听minto指挥的准备。After all, "it's a Minto law".

好象价钱在目前的情况下是不太好谈下来的。但是听说有这么一种做法，
在你看中房子以后，你去找一个broker，让他和你一起去签协议，builder会给这broker commission。在去之前你要和这个broker说好，他拿到的commission一人一半或怎么分。一般broker会乐意做这事，就陪你签个字，就可以赚千把dollars， 何乐而不为呢？而你也可以省个千把dollars. 祝你好运。

I like the wide floor plan of Minto, other builder's floor plans are narrow in the main level. Does anyone have recommendations about good floor plan?

象黑社会一样黑。渐渐也是看上了TA的结构才上的贼船。
比如一个pot light要两百，把壁炉从金脸换成黑脸也要多交钱。Minto的样房充满了upgrades，真做成样房那样不知要多花多少钱。不过其实哪一个builder都挺黑。除非你找小builder，custom-build你的房子，不然一定会被宰的。

minto 的房子基本价比其他的builder低，你可以比较一下，同样大的房子，价钱不一样，但是用料也不同了，不过他的floor plan确实不错，有得必有失。还有一点是，minto的upgrade的品种很多，不象一些小的builder只有几种选择。不过也要当心误入他的陷阱，什么都好，什么都要花钱,要确实了解什么upgrade比较划算。

Do you think the carpet upgrading from 40oz to 55oz is necessary and from vinly to ceramic in kichten, bathrooms and foyer? I want upgrade to the hardwood floor in main level for sure. also light texture in bathrooms, standard 4 to 8 bulbs in bathroom is terrible.

渐渐家做了如下几种比较大的upgrade:

1) kitcken floor, verstibule (entry), all bathrooms from vinyl to ceramic,
2) living room, dining room, family room, in short the rest of the first floor from vinyle to exclusive factory-made birch hardwood,
3) staircase (railings & handrails) from whatever to solid wood with custom stain, berber carpet on the steps,
4) carpet on 2nd floor from whatever to berber,
5) kitchen cabinetry from whatever to a maple-finished one,
5) 7 pot lights.

thanks. your list is what I am thinking about. very helpful. what is berber carpet? Are the pot lights in bathrooms? if possible, may I ask how much will your upgrade cost?

berber是一种比较硬的地毯。我们选的还带图案。
鉴于pot lights实在太贵，就用了3个在一楼走廊，4个在family room(经常活动地带)。
总共花了2万5。还是很不象样。:blowzy:
