I did not invest in the US due to 5 reasons.
1) common sense, there are plenty of rich people in the US, if it's a good deal, they won't pass the deal to Canadians. Americans do have more money than Canadians right?
2) if you think it's a good deal when you compare with houses in Ottawa then you need to know Real estate is not something you can move around, the property looks like a good value if you bring it to Canada, but it's in the US, you can't move it, it's worth what it's worth because it's at where it is.
3) Managing is a problem, I don't want to have to fly around when there is a problem.
4) Can't get financing, I want to get leverage when I buy a house. if you want to buy in the Us you have to pay 100% cash.
5) growth, if I can get 25% return a year invest in Canada, that means I can double my investment in 3 years. Its more of a possibility than believe the house I buy in the Us for $100,000 is going to be selling for $200,000 in 3 years.
conclusion: not going to buy a investment property in the US unless I plan to live there long term.
