讨教:美国投资房的出租问题?

我清楚渥太华藏龙卧虎,不少人前二年在佛罗里达买了投资房.我觉悟晚,出手迟,现在遇到一个难题,请先行者指点:

原来有意租房的人一听到要做CREDIT CHECK就消失了.
午后收到一申请,且得知此人已交了申请费,以为妥了.
刚收到REPORT,把我吓一跳. 只有480分.
AGENT的意见,此人现在工作比较稳定
只要有雇主证明,还是可以租.

我不知道大家出租时,是否坚持CREDIT CHECK?
多少分才同意?还是等每一项都PASS 才放?

我没有这方面的经验,可能问得比较蠢.

首先你比他们晚两年买,价格应该更好呀,恭喜啊.
第二不如找个公司让他们帮你出租可能更省心点呀.
你的具体案例中他敢让你做CREDIT CHECK说明他自己还对自己有信心.工作稳定,关键是倒底稳定不稳定呢?;)

找个代理是个不错的主意。

我现在找我的AGENT帮我租,完全是按市场行情付费.我原本考虑她想做我的生意,工作应会更积极.现在看来未必,下次会调整. 但就算专门的公司做,这时候也一样要我作决定.问题是这个决定有点难下.
至于工作稳定与CREDIT 发生矛盾,如何取舍?我是真的没遇到过,所以才会上来找老师 :o;)

我看完了,但解决不了我眼前的问题.:confused::o
你看看那个480中是不是有历史赖账部分? 还是单纯的没有credit?
 
我也一直想到那边投资,但是听了很多人的经历,觉的有点远,很难操作的样子。 国内抄房团的朋友们提了好多次过去扫房,可是我觉的买一个将来去度假的还可以,真要投资,人可能要呆那边很长时间。只能在本地投资了。
 
I did not invest in the US due to 5 reasons.

1) common sense, there are plenty of rich people in the US, if it's a good deal, they won't pass the deal to Canadians. Americans do have more money than Canadians right?

2) if you think it's a good deal when you compare with houses in Ottawa then you need to know Real estate is not something you can move around, the property looks like a good value if you bring it to Canada, but it's in the US, you can't move it, it's worth what it's worth because it's at where it is.

3) Managing is a problem, I don't want to have to fly around when there is a problem.

4) Can't get financing, I want to get leverage when I buy a house. if you want to buy in the Us you have to pay 100% cash.

5) growth, if I can get 25% return a year invest in Canada, that means I can double my investment in 3 years. Its more of a possibility than believe the house I buy in the Us for $100,000 is going to be selling for $200,000 in 3 years.

conclusion: not going to buy a investment property in the US unless I plan to live there long term.

but I guess for number 4 maybe you are wrong.
as I know 20% or 25% down will be good enough if you are Canadian.

this guy is working on more video on how to invest in US properties. he will touch the property management issue since it's realistic and most important issue if you hold and rent out. i am looking forward to see what he will say. but for sure you need to find some reputable property management company and count in the cost when you analyze the deal before you buy.
