利率走势和房价都是动态的,而且还贷款是一个长期和动态的过程,所以单独看一个时间点上的价格和利率似乎意思不大。如果你作出图来,都是动态曲线,计算曲线下面积又很复杂。况且利率和房价的未来走势是不确定的。所以,参考银行的分析,结合自己的收入情况,制定动态的(variable) 或者静态的(5, 10年固定)还款计划。 我个人觉得,只有把房价,利率,收入,时间综合起来考虑才有意义。

另外,以投资的心态看待买卖房屋就会比较理智。

不管你买的房子有多小也你也会有种家的感觉.不用每月付房租的那种.所以要我说, 如果有条件的人当然是越早买房子越好了.而且,即使以后离开这里,也可以卖掉呀.当然了,住HOUSE时不长的会有些体力活的.但是我敢保证99.99%的人是心甘情愿的.对不对J.C?

对,要不我怎么买房了呢,但是买了之后还是发现有没料到的钱和体力支出,希望住自己的房子能多运动运动,减减肥。
如果不想运动,可以选择condo

不知大家有没有看过美国一位经济学家的警告,REAL ESTATE 是又一个泡沫。

Don't think of you can find that some day the price of house drops.

I came to here 5 years ago, never see that happened! Basically, rent 10 years, you get nothing except increased rent price. Buing own house 10 years, at least you get a house.

Also, if price dropped, nobody sells the house and new construction is just slow down. When time is bad, rate drops, always some people come out to buy house like right now, when time is good, rate raises. so, rate and time is not a factor in consideration if you decided to buy.

What if you lost your job which is what likely to happen during a recession, and must sell the house? What if you are relocated to another city or country and must sell the house? In your personal case, you are damned lucky, for the past 5 years the real-estate industry has been expanding like crazy, but will it continue for the next 5 years??? No one knows!
Buying a house should be a decision based on your personal needs: for instance, if you have kids, you probably need a bigger place, so a house would be ideal; if you want to stay in the same place for more than 5 years, sure, it beats paying the rent. While owning a house may be beneficial to the majority of the population, it may not fit your priorities. Many have mentioned that owning a house is a good investment, and I agree, in many cases it is, but all investments involve risks, it does not GARANTEE positive returns! Real-estate is relatively low-risk compared to other industries, but since this is probably going to be the biggest purchase of your life, I recommend doing some research first and sort out your own needs. PLEASE don't just buy a house because your friends, neighbors or colleagues did so!

从没听说NDP在安省执过政. 你肯定吗? 安省一向是LIBERALS和TAURIES的天下. NDP在西部还有点实力.

NDP就是前ONTRAIO执政党,没听说的是有许多。不奇怪。

我一向欣赏你的独立思考能力。这回可不像啊。
NDP下台是因为当时经济形势不好,加拿大就这德性,“老赶”!总跟着老美走。并不是谁能力高,把经济搞上去了。上次老克就是因为打了个时间差,提前把位置给保住了,为此有人攻击他违选,未知真假。下次选举自由党就悬,不信就走着瞧。你可以问一问当地人,他们中有人可留恋NDP在安省执政那段时光啦。多问几个严肃的人。
你说经济形势好,那是你饱汉不知饿汉饥。说话讲良心。我下岗半年了,周围许多朋友(大概70%)都在这次DEPRESSION中倒下的,日子不好过着呢。有的朋友打移民来这都三年了,整个就没有过象样的工作,一个月也就1000元。房租就放开涨,最低工资可没有跟着涨,你说叫人难过不难过?
也许你已经买了房,甚至于已经出租了,恨不得看别人水深火热?如果是这样,心态就太那个了吧。
