请人扫盲:什么样的房子有投资价值?

在"正Cash flow"的前题下, why not 0% down?

- You got no money in a property, every penny from that property is your gift, isn't it? That is an infinite return.

- With 100% down, how many properties can you buy? But, with 0% down.

That's how sweet a Real Estate investing can be, when you compare with stocks and mutual funds. What? Liquidity? Who cares? You have nothing in it, why bother?

Buying a Condo in downtown, why?

有100%DOWN 的钱又是正的CASH FLOW不该分成5份。。。直接买5套每套20%DOWN。。。

俺不认为100%down才能有正的CASH FLOW是什么好Deal...俺要有50套...500套...

With 100% down, ask yourself this: who's money that flows back? When you need to sale, you will have a liquidity issue (how much&how fast). When Ottawa market changes ...
 
现在房贷是什么环境呀?能贷第二套的已经不简单了。:o

我是说你pay down20%,剩下的80%向人家借,人家凭你的什么借给你呀?:confused:

0% down...谁借给你钱啊...那不是借钱了是赌钱。。赚了算你的人家就赚个利息,赔了全算人家的。。。。。:D:D
