千万不要找,很差!!!!!!!!!!

他已经太老了,行动迟缓,而且很多东西都看不见。他去给验房时,第一件事是在人家家里大便,让我等了10多分钟。他连房顶也上不了,就是远远给你看看。他很喜欢追求鸡毛蒜皮的小事,大事能不能看到,我真怀疑。因为让他一搞,本来好好的房子,一下子到处都是缺点。砍价又砍不下来。给你的报告竟然是手写的,又乱又不清楚。

千万不要用!!!!!
 
其实我倒是知道一个中国人,很不错,但验房是他的兼职,不知他做不做。

1.态度粗鲁傲慢,验房时不愿给你任何解释说明,连提前给你报告也不行。只在Tarion报告截止期以后才发给你验房报告,而且全是手写的。因为从来没给你解释,读他的报告你得费老大的劲了

2.很多他报告中认为的问题或者大问题,其实都不是问题。最后Tarion的人来一看,说都不是问题,而且Tarion的人说这波兰老头大家都知道,他的很多知识都过时了或者不准确,不了解最新的规范

3.真正的问题(如屋顶)他没发现,倒是其它验房师发现。因为他都没上屋顶。

4.有点Racist,大骂法国佬,虽然我不是法国人。
 
My friend's house was inspected by Song. There were several water marks on the ceiling of the house. One was located in dining room and Song observed it and used his hand touch it. No warning was issued.

That water mark subsequently cost my friend about $1000 due to leak of toilet above the ceiling.

He is a nice guy, working hard, climbing up and down the house, looking inside and out of the house, but maybe lack of experience or being "too Chinese." Being "too Chinese," maybe he had to consider the "interest of buyer's agent" besides his client, the buyer.

To be clear, he might not raise any red flags if the house did not have any major problems, but you know, some watermarks, etc. So everone involved would be happy, the agents of both sides, the buyer (well, in this case the buyer apparently is not happy), and the seller by closing the deal.

To be a Chinese and not behave "a typical Chinese way" is hard!

Thank you for this helpful comment. You're not the first one to mention this "Chinese" way. I will need an inspector soon. I know some house inspection stuff but not in a professional way so I would like to have a professional guy helping me. I hope he tells me any concerns rather than hidding on purpose.

既然我做的是这么个挑刺的行当,就先挑块骨头--better to say "Being a Chinese but not behaving in a typical Chinese way is hard“:)。玩笑,别介意。

言归正传,这是挺好的一个话题。自打有了inspector这个行当,大家就一直在争论"Report or not report"。记得我过去曾经在CFC提起过Phil在和其他inspectors讨论技术问题时候的一句玩笑话:要是客户听到咱们在这里说的话,就没人买房子了:)

今天优点空闲,就这个话题多说几句罢。我这帖子肯定不是广告,也许不少看官读过之后就再不想找我了。没关系,如果需要,我可以给您介绍几位比较picky的inspector,都不是Chinese:D

从头说起。我干这个行当的直接起因,是在朋友验房的时候帮着做了个翻译。验房师是当时在渥太华很有名的Ron (Chair of OAHI Ottawa group until he passed away)。后来又给他做过几次翻译,最后听了他的建议学验房。所以直到现在,我还是跳不出他的路数。哦对了,他也不是Chinese。

重新提起Ron,是因为他不是那种只想着如何cover his butt的inspector。CFC上曾有人因此而拿他和另外一个inspector比,说Ron水平不行。我敢打赌,渥太华的inspectors,做得早、知道Ron的,没几个敢说这话。有些别人挑的毛病他不去挑,自有他的道理。

做这个行当,每天要面对的就是一堆风险。尽量多挑些毛病,话说得重些,自己安全,还能让行外的人觉得有水平。可是在我们这个行当里面,这么做是犯忌的。正常情况下,客户雇你的目的是想要个客观全面的参考意见,而不是雇你来吓唬别人。如果你漏掉了一个不该漏掉的defect让客户受了损失,你失职。同样,如果因为你说话或报告不当,让客户丢掉了一个本来不该丢的deal,那也是失职。

我个人觉得,做inspection最难的就是把握这个分寸。拿到一个RHI title,除了行会要求的technical background/training之外,最少要验过二百个房子;一个全职的inspector,通常每年要做二百个以上的inspection。就算是一个外行,做到这个份上,房子的每个部分应该是个什么样子,也早该知道了。所以一般情况下,发现应该发现的问题,对inspector不是问题--除非是疏忽。可是发现问题之后该如何报告,话该怎么说,差别就太大了。

原则上说,应该“客观”,be fair to all parties。可是真正做的时候,怕是只有神仙敢说他是绝对“客观”或“公平”的。第一,谁都有点倾向于保护自己;第二,风险总有,只是大小不同。比如上面说的水渍,可能是因为bathroom flooding,也可能是因为active leakage from fixtures/pipes。前者就如同不小心在地毯上撒了杯咖啡,对旧房不是什么大事;而后者就是个事。碰到类似的事情,两种做法,第一种是往重里面说,第二种就是在general inspection的limitation之内,尽量弄明白哪种可能性更大点,然后尽量把可能性说清楚。第二种做法费力且风险大,但从professional ethics的角度讲,应该尽力去这么做。当然我说的不是前面提到的case(客户没与我联系过,所以我也不清楚具体情况),只是说说通常的做法。

因为这种分寸上和表达上的困难(或说是局限),我总希望在验房的时候,客户能和我在一起,尽量多问问题。也许通过几个问答就能更明白地知道我对某个现象的印象如何、理由是什么。多数时候,你开口问了,我就容易解释了。另外,面对面的交流总比看报告上那干巴巴的几行字要清楚得多(哦,题外话,常听一些老inspector说,多半客户不会好好看你的报告,你写得越详细就越没人看)。

至于说让各方都高兴,怕只有神仙有这等本事。我自认做不成神仙。其实一个inspector最在乎的,是自己的客户感觉如何,因为毕竟拿的是客户的钱,而且客户的评价对自己生意影响最大。但即便如此,我还是宁愿坚持我的做法。说句大实话,放着省心的雇员不做,费那么大的力气来做自己的生意,其实钱并没有多挣,为的不就是能尽多地按自己的意愿做事吗?

最后,要说我的路子是Chinese way,那我这个中文讲得很地道的Chinese可就真的有点不明白Chinese都是什么样子了。首先,走这个路数的洋人inspector绝对不在少数(我们行会每月都要聚在一起聊聊,互相还算是有点了解)。另外,我直到现在还得时不时地和中国的企业或单位打些交道。我的感觉,所谓做生意上的中西差别--如果真有的话,就是中国的生意人有点……有点偏爱捷径。当然,个人感觉。
