The owner pays $878 per month...but that includes the second parking space.
He thinks the second parking space are about $30 per month (but not absolutely sure). So I would guess the fees, without the second parking spot, would be around $850.

Condo fee includes: Heat, hydro, recreational facilities, management, caretaker, building insurance & water.

It depends, some Chinese are very well in maintaining a house, I think what you are talking is some first time home buyers. But condo does bring a lot of convenience to home buyers, it has a group of people who fits condo living more. Anyways Good luck for your friend's selling, base on the conditions of the condo, it was priced very well.
