我现在正在考虑买房,听一些房产经纪说,首次买房以买resale的为佳。这里想听听大家的意见,哪种合适first time buyer, new or resaled?

这个不能一概而论,要看你自己的要求了。不过就投资升值来讲,通常地点好的房子比较划算。
 
KANATA 现在房价还不是很高,能算好地点吗?
 
A good location means you feel good about the community and/or the resale value is high. Sometimes you cannot got both then the choise base on your own situation, how long you plan to lived in the house, etc.

For new and resale house, depends on longs of factor. Most resale house is in well established community, but you probably near waiting a while for the construction finish if you bought a new house.

Beaware the agent will always recommend resale house because that's how they can get the money from.

The last word, the location is most important than everything else.
 
I would avoid old house built 10 - 15 years ago.

I seems remember some article discussed this, and
saying the House Building Technology is so advanced
in this 10 years. I am a "tech-fan", so :)

Of cause, if you could find and afford a house
older then 80-100 years, that would be another
story ;)

Not really. There won't be too much that you could notice it.

But another reason to avoid house 10-15 years ago is that the roof need to be replaced on 15 years, so if you plan to live 5 years in the house, don't buy house during 10-15 years.

Normally house build within 5 years is a good bet, but the quality of the house during last 5 years is so poor because of the house boom and lacking of the expertise.

That's not true. Building code and technologies have not been changed significantly in the last 15 years or so.

如果你没买过房, 建议别买新房, 旧房没有GST, 新房有. 旧房子有不少东西是现成的, 有的人留窗帘, 有的留电器. 至少房前屋后是落成了的, 不是一块施工地. 而且新房的麻烦远远不止于挂窗帘和买冰箱. 最累人的是建筑商下的保证都兑现不了, 住进去一年了好多东西都没给修好, 你要是急性子, 非得急死你. 你要是有脾气, 非得气死你. 你要是心灵手巧还爱干活, 非得累死你. 你要是爱交朋友, 看见周围一带半年一年没邻居, 非得闷死你.

When you buy a used house, you most likely have an established house. Landscaping is likely done. Your yard is likely fenced or hedged. Used homes are more likely in more convenient neighborhoods. When you buy a new house, you often have to build a fence, build a lawn, and landscape. These are extra costs. It also takes a couple of years to do them. The house may have problems which the builder have to go back and fix, if these problems are noticed before the warranty expires. New houses are also likely to built in locations that are far from the city.

Some advantages of owning a new house are that you can choose the layout that you like, and you are the first owner.

Resale house is more expensive than a new one now, go to new house sales center get a genral price, then look the resale house ad. Some resale (1~4 years old) may claim they are XX model(the builder is still saling that model), compare the price.
New house price already included GST. So the list price is what you need to pay.
 
房产经纪 alway let you buy resale house!
Why?
if you buy a new one, you don't need a 房产经纪 at all!
they lost $XXXXX.
Only fools believe them.
