大家要特别小心buyer agent agreement.
If you are not happy with agent after you signed the "buyer agent agreement", or you changed mind to buy house, you can cancel it. But you need first talk to the agent. Most agents will agree to stop the agreement. Otherwise, you should not trust him for whatever reason.
My friend, who is a very nice and generous person. But that agent used his character and put him in a very painful situation.
This is not a short story. My friend may provide more details online to let you avoid such a bad crook. Since it's pre-court trail stage, he is conservative to release the details now.
The lesson from this is:
* be careful if a agent make you feel not confortable either by his words or his behaviours. That usually means he does not care about you in his heart.
* do not accept any offer from a agent to do any kind of bussiness (such as investing on a real estate property) with him, even if it sounds good, especially do not buy a house in your name (on buy/sale agreement) but actaully owned by you and him (or his family member).
* do not accept any home inspector or lawyer he actively suggested to you. Usually there is some kind of business connection beween him and those inpector and lawyer and at certain point that kind of invisible connection does not serve your purpose. As for lawyer, I know Anderson Zeng is a very reliable one, although her service fee is a little bit high (but in line with most of lawyers).
* do not be pushed by a agent to sign a waive that you do not really understand and ready. Do not be easily convinced by you agent to sign something so "to have a good impression on the vendor and the vendor's agent". That only makes your agent "more capable to sell" to other agents. No benefit for you.
* keep any evidences as much as possible, because someday you may need them.
* if you feel the agent treat you badly and you have evidence to prove it, you may try to complain to RECO. But do not expect the agent got punished because he may cook another story and the RECO never investigates the truth.
At this moment, I suggest to any one, who need a agent to buy a resale house or new house, to avoid that agent. One word as a lawyer said: "he is a good crook".
