Committee approves new development at gateway to Manotick

New retail and office space could soon be available at a prominent site in Manotick following today’s Agriculture and Rural Affairs Committee meeting.

The Committee approved a zoning amendment that clears the path for construction of a proposed three-storey, mixed-use building at the intersection of Manotick Main Street and Maple Avenue, one of the gateways into the village.

While the building features a modern design, the applicant has worked closely with the Ward Councillor, City Planning staff and the community to ensure it is representative of Manotick’s heritage characteristics.

The Committee also approved the closure of an unmaintained road allowance in Greely. The road allowance is not designated for an arterial or collector road, nor is it required to support future development.

Located off Old Prescott Road, the closure is between two parcels of land owned by the same excavation company. The closure would allow the owner to create an adjoining property and expand mineral extraction operations.

Increases to height and size allowances were approved today to allow construction of a detached garage in Navan. Intended for storing personal recreational vehicles, the one-storey garage would be located at the rear of a residential property at the corner of Loeper Street and Henn Drive.

With 165 square metres of floor area, the building would be three times the permitted size according to the Zoning By-law, but the yard is large and the design is seen as compatible with the neighbourhood.

The Committee also approved a reduced speed limit on Dunning Road, between Devine Road and Russell Road, in Cumberland Ward. The limit will be reduced from 80 km/h to 60 km/h, and an all-way stop will be added at the corner of Dunning Road and Devine Road, to help improve safety for residents in the area.

Items approved at today’s Agriculture and Rural Affairs Committee meeting will go to City Council on Wednesday, July 12.
