The City’s Agriculture and Rural Affairs Committee approved zoning amendments today that would allow work to proceed on a subdivision in Richmond, at 3315 Shea Road.
The subdivision would feature 51 single-detached homes on two new public streets. Nine new lots would front onto a new cul-de-sac while the remaining 42 lots would front onto a new crescent, with two access roads onto Shea Road. Area residents like the proposed design, which eliminates the need for individual driveways fronting onto Shea Road.
A retirement residence in the village of Sarsfield could soon have 16 new units following today’s Committee meeting as well. An expansion is proposed at 2980 Colonial Road to add to the existing retirement home’s 24 units. The Committee approved an amendment to correct an inconsistency within the Zoning By-law that was preventing the expansion.
The Zoning By-law would permit the proposed number of units per hectare, but a conflicting provision within the by-law indicates a maximum number of residents within a retirement home. The approved site-specific change removes that cap on the number of residents.
City planning staff will review this issue and consider whether to recommend a change to the Zoning By-law for retirement residences in rural areas as part of the next Omnibus report.
Items approved at today’s Agriculture and Rural Affairs Committee meeting will go to City Council on Wednesday, November 8.
