Members of the Ottawa Real Estate Board sold 2,032 residential properties in April through the Board’s Multiple Listing Service® System, compared with 2,024 in April 2018, an increase of 0.4 per cent. April’s sales included 1,594 in the residential property class, on par from a year ago, and 438 in the condominium property class, an increase of 5.3 per cent from April 2018. The five-year average for April unit sales is 1,825.

The average sale price for a condominium-class property was $307,659, an increase of 14.3 per cent from this month last year. Year to date numbers show a 6.6 per cent and 8.7 per cent increase in average prices for residential and condominiums respectively.

City hikes fees for developers, closes loophole

Under the new structure, the development fee on a detached house within the Greenbelt will rise by 23 per cent to $30,977, while a row house will cost the builder an extra 28 per cent, or $24,748.

Development charges are broken down into separate categories based on the building’s use and location in the city. Here’s a sample of the new fee structure as compared with 2014 levels:

  • Single-detached home inside greenbelt: $30,977 from $25,113, up 23 per cent

  • Single-detached home outside greenbelt: $36,388 from $35,047, up four per cent

  • Rowhouse inside greenbelt: $24,748 from $19,399, up 28 per cent

  • Rowhouse outside greenbelt: $28,538 from $26,381, up eight per cent

  • Rural (serviced) single-detached home: $26,358 from $22,292, up 18 per cent

  • Rural (unserviced) single-detached home: $23,989 from $19,602, up 22 per cent

  • Industrial inside and outside greenbelt (per square foot): $10.28 from $9.39, up nine per cent

  • Commercial inside and outside greenbelt (per square foot): $25.79 from $22.12, up 17 per cent
