The City’s Planning Committee today approved a zoning amendment that would allow the sugar shack in Richelieu Vanier Park to rebuild in time for the 2022 syrup season. The original building was destroyed by fire in 2020.
The amendment would permit a replacement building that is about one third larger than the original. The increased size includes a small addition to accommodate new provincial regulations that require syrup producers to have a separate storage and bottling area. It also ensures enough space is provided to comply with public health regulations that require the evaporator be kept out of public areas.
The committee also approved a zoning amendment that would see three new one-storey warehouses developed southeast of Walkley and Conroy roads. The amendment would add warehouse as a permitted use while also restricting the maximum size of each individual warehouse to 10,000 square metres.
Together, the three buildings would have 32 loading spaces. The applicant aims to take advantage of the site’s proximity to Highway 417, with access along established trucking routes that include Walkley, Conroy and Hunt Club roads. The restriction on overall size would limit the truck traffic generated by the development and help mitigate potential impact on nearby residential neighbourhoods.
Recommendations from today’s meeting will rise to Council on Wednesday, November 24.
