TD已经把FIX 利率调高了。

今天上午去的T TD。3年FIX的是4。55%,5年FIX 的是5。1%。不过银行的人说过一段时间还要降一些。

因为有cashback和头三个月的低息,一年之内改计划要吐出不少好处来,所以基本就是被套住了:smokin:
俺期望值不是特别高,到今年911咱能拿个5年定息5.3,俺就没白折腾:D

Central bank only control short term rate, long term is determined by bond market. Bond price can and will go down in a hurry.
Agree, as the bond price go down in a hurry, the bond yield will go up. Therefore the long term fix rate will go up in the same fasion.
It appears the bond market is influenced by the US economy data(particularly the unemployment/employment numbers) more than the corresponding Canadian data.
I have locked to another 5 years at 4.39% on April 2.

prime is determined by Bank rate, and central Bankers usually don't change rate dramatically unless there is an international financial crisis and the Canadian dollar collapse.

As far as I can rememeber, 1%+ Bank rate increase in one shot only happened twice: 94 (Meixican financial crisis) and 97 (Canadian dollar collapsed).

So, flexible rate plan based on prime is not a bad idea, if you can take a little risk.

I strongly agree. By that time you have saved a lot. By statistics, 90% of the time, variable mortgage rate is lower than fix rate.

Variable rate 得MORTGAE在中途卖房或BREAK时,罚款是怎么罚的?
现在大家所说的VARIABLE RATE的,能否想退出就退出(当中途卖房或换LENDER)而没有罚款或罚得很少的。

现在大家所说的VARIABLE RATE的,能否想退出就退出(当中途卖房或换LENDER)而没有罚款或罚得很少的。
Variable rate 当然讲的只是利息,浮动利率的房屋贷款也有’死期‘’活期‘之说,所以停或者转也是会有罚金的----多少就依和约条款而定了,一般跟定息的算法差不多。
