[问题] 房??降??

I am new to Ottawa and have heard that the house market in Ottawa has been very high in the past 3 years. The price is also seasonal, say, Jan to Apr is the best time to sell but Sep to Dec is the best time to buy. Does this mean that if I buy the house now, the price of the same house will drop in the coming winter?

你的问题真有意思，既然一月到四月是最佳的卖房时机，就说明买的人最多，怎么9月到12月又会成了最佳的时机买房呢？看来所谓的最佳买房时机就是说没人想买房的时候导致房价小幅降价。既然这样我认为房源也会偏少，因为大家都愿意夏天卖房，所以选择自然就会多些。没人敢说冬天的房价就肯定会低，但是也确实不否认房价在冬天可能会低些的可能性。总结：你的问题很难回答

你的问题真有意思，既然一月到四月是最佳的卖房时机，就说明买的人最多，怎么9月到12月又会成了最佳的时机买房呢？看来所谓的最佳买房时机就是说没人想买房的时候导致房价小幅降价。既然这样我认为房源也会偏少，因为大家都愿意夏天卖房，所以选择自然就会多些。没人敢说冬天的房价就肯定会低，但是也确实不否认房价在冬天可能会低些的可能性。总结：你的问题很难回答

But I looked at the housing market trend for the past several years, winter prices are higher but the builders offer the buyers more free upgrades (I am talking about the new homes) - which may lead to a lower "final" price... But I am not sure.
I have signed the contract but now I am kind of hesitating... whether I bough it at the worst time (April) since I only want to live there for 3 to maximum of 5 years.

买家一般都希望在夏天之前把房子买好，这样既不影响小孩秋季上学，也不影响全家夏天出游，这就是为什么1－4月房子好卖。
这边买卖房子是很普通的是，听说有个统计，加拿大人一生平均要搬7次家，买卖房子虽然是个大事，但咱们通常把它看得太重了

the newspaper said that the new house market is slowing down...more than 20% drop compared with April, 2003...esp. the single houses...

The housing starts are slowing down,but it does not necessarily mean that the prices will decline.

That's right, the drop referred to the percentage of increase, not the price of houses. In other words, the price of houses is still increasing, just not as fast as a couple of years ago.

需要而且有能力就买,期望房价下跌的结果多数是适得其反.
最近两年按理说OTTAWA的房价应该受HI-TECH影响而跌吧,可俺看俺的房子还涨了一些啊.
