yes, there is 90 days after ur contract expired, if u bought the house in this 90 days, they can go after u to ask 2.5% agent fee.
but there are two ways u can get out this

1) before u sign, cross out this condition.
2) there is a geographical exception.

if u want to know detail, u can HHQ to me. hard to write all the details here

她们的售后服务做得也好，有打过电话来问住下后对房子可满意等。 我经常收到她们的贺卡，挂历等。

yes, defualt, but there are many ways to get out off this..that is not real problem. u can HHQ, i can get u some professional people to help u,actaully i just sold my house and get new one and will be move end of this month, actaully most important thing is get good deal on ur mortgage, that is really save ur money..

just to buy a house, u don't have to pay agent fee.that 2.5% is pay by other party.
ur second condition, u don't have to write into ur contract, if u are worry about that 90days over time
u can just simple cross out on ur contract..
